You’ve fallen in love with Cancun’s beautiful beaches, sunshine and comfortable modern lifestyle, and you’ve made up your mind that you’re going to buy Cancun real estate.  One question you’ll have to answer now is whether you’re going to buy a Cancun condo for sale or a Cancun home for sale.   In the case of Cancun it’s not a simple difference of what property type you prefer.  Consider the following factors when you make the decision.

Beachfront Lifestyle

For the most part, condos and homes are simply available in different locations in Cancun.  The beautiful strip of beaches lined with luxury resorts where most tourists arrive and stay is a great location for condos.  These condos have direct access to the beach and also have wonderful views.  There are condos of all shapes and sizes and in all budgets.  There are shopping malls, movie theaters and the like.  Those living in this area will usually need to make use of a car since everything is spread out along 30 miles of beaches (wrapping around a lagoon) with a single road offering access.


Downtown Walk-Everywhere Lifestyle

While homes are few and far-between on the beachfront, there are plenty of nice homes in the downtown area; downtown is separated from the tourism area by a large lagoon with access on both ends. 10-15 minutes will get most residents to a beach.  The lure of downtown is that comfortable homes are available for a good price in nice neighborhoods, and that they offer a walk-everywhere lifestyle; usually cafes restaurants, malls, large stores like Walmart and most other services are a walk away.


If you like a personal project, a home downtown will probably be the way to go.  While very complete and ready to use homes are available, there are also fixer-uppers for sale for even lower prices that offer savings and an interesting renovation project for those who are into it.  Many buyers consider this a kind of investment, either in terms of savings or for future resale.

Rental Income

If you are interested in generating rental income, you will need to determine what kind of rental; vacation rental will only be successful on the beachfront (i.e. in a condo.)  Long-term rental is possible downtown, but owners will not be able to count on having the property available for their own use in this case.
