If you've been on vacation in Playa del Carmen, you've probably noticed that down on the beachfront, all the properties are condos.   What if you want to buy a Playa del Carmen home for sale? Is it possible?   The following are some tips on how to go about finding and buying an ideal single-family home within the Playa del Carmen real estate area.


Look back from the beach

As I already pointed out, homes are rare directly on the beachfront; they are available in some locations, but - even though they are much better priced than beachfront homes in the U.S. or Canada - they tend to be outside of most buyers' budgets.   The main solution; look back from the beach.   Only a couple of blocks back from the beach, prices are significantly lower, walking is still a very short distance, and there are more options for single, detached homes.   However, going back from the beach now opens up a large variety of options.


Identify your area of interest

Back from the beach includes many very attractive location options that offer good, affordable homes for sale.   These include gated communities, golf courses, marina communities, downtown residential neighborhoods and neighborhoods next to nice new shopping areas.   It's important to consider what your preferred lifestyle is and what you prefer to have closest to your home.   There are even gentrifying communities next to downtown where you can find fixer-uppers near the beach for very good prices. Remember, the beach is never far away - only a walk, a comfortable bike ride, or at most a very short drive.


Identify you're top priorities

There are items you can trade off; is your priority having a spacious yard, or being a walk away from cafes, restaurants and shops?   Do you prefer to live in a quiet community surrounded by nature or close surrounded by a vibrant neighborhood?     In Playa del Carmen you can most certainly “have it all” but identifying your priorities can help you to save money by trading off a less important factor for a more important one if you see that this opens up new property options.   There are excellent deals - price reductions, fire sales, etc. - that turn up as well, and knowing what your priorities are helps you be able to move quickly when the right deal turns up!


Consider buying Playa del Carmen land for sale and building

An option that is often overlooked in Playa is buying a lot and building.   This is an especially attractive option for those who prefer spacious lots in a very natural setting.   Lots for sale can be found most readily in newer gated communities surrounding downtown; these can be both near the beach and near Playa's large, new shopping centers. It's also a good way to save money.
