Tulum real estate is most certainly one of the most exciting markets within Mexico real estate; finding the perfect property can still be a daunting task, especially when you are 2500 miles away.  However, there are steps you can take to make the search smoother and more successful.

Find good listings – There are many Tulum MLS listings available online.  Some are better than others.  Tulum has many excellent properties in the downtown area, along the road to the beach, in nearby beachfront villages and even in the nearby biosphere reserve, Sian Kaan.  The right listings will reflect this variety.  On the other hand, there should be some level of screening, including only properties that offer the lifestyle looked for by Americans and Canadians who plan to live in Mexico.  You don’t want to spend your time having to filter through listings that simply are not suitable.  Tulum’s bohemian lifestyle can be enjoyed by a wide variety of properties, both modern and more rustic.

 

Get to know the market – Finding good listings is key, but you don’t want to get stuck on one property option right now.  What you want to do is use this information to get to know the market.  Explore the different styles available in Tulum; do eco-homes look interesting?  What about luxury condos on the beach?  Perhaps you want to buy a lot in a community off-the-grid, or perhaps in an upscale community with all infrastructure and services. Get a feel for the prices of properties that catch your interest.

 

Consider all options – At this point, as already suggested, it’s good not to focus in on only one option.  “I want only a beachfront condo …” can cause you to shut the door on a super deal that is not exactly on the beachfront, but is a price much better than others for sale on the moment, or offers you that many more amenities.  If you are interested in an ecological lifestyle, for example, you may want to leave the doors open to an eco development a few miles back into the jungle (with good road access only, of course!)

 

Contact the right agent – This will be the one most important single step you take. Even if you don’t get to know that market that well, if you find the right agent, you will be able to give your price range and some idea of your tastes, and they will start actively searching for good candidate properties.  You will then begin a process of receiving property suggestions by e-mail, giving feedback and building a dossier.  The right agent will work with a member office of the Mexican professional real estate association, with reasonable experience as well as certificates, degrees, etc.

 

Plan a trip down – This process prepares you for the exciting part – the trip down to Tulum to see the properties in person!  During this process some properties will be a disappointment and others will be a pleasant surprise; for this reason, it’s important to take your agent’s suggestions – they have seen what works for people and what Americans and Canadians like! (It’s also just one more reason to take time to find the right agent.)

Following these tips will increase the possibility of having a successful search process and possibly even faster; most importantly it will increase the probability of finding that ideal dream property in paradise!
