Tulum real estate is a market known for its great land investment opportunities - the Riviera Maya's third boom town, backed by a well-established international airport less than 2 hours away and full modern services within an hour.

Yet, now that the town continues to grow, there are also excellent investment opportunities turning up in the condo market. Promising new communities show potential to outshine even the trendy and unique Fifth Avenue of Playa del Carmen only an hour away. Developments next to downtown already offer a walk-everywhere lifestyle in a bohemian village with cafes, restaurants, bars and handicraft shops all around the corner.

So, which is the better investment in Tulum - land for sale or condos for sale? Let's evaluate.

Land for sale in Tulum

Land continues to be in high supply. Rapid growth suggests that any land bought will soon see rising demand and with it rising value. In any case, a home built on a lot in Tulum will provide a high-quality property on a spacious lot surrounded by nature and near one of Mexico's most important hubs for ecological lifestyle.

Properties built also promise to have a significantly higher value than the combined value of the lot and construction; simple comparison of estimates of these combined costs to similar quality homes along other parts of the Riviera Maya lends a good deal of support to this possibility.

Perhaps the most significant downside is that most people investing in land should consider the effort and time required to undertake a building project; there are professionals who do an excellent job of managing ; at this point in the game I wouldn't bank on pure appreciation to resell an unimproved lot.

Condos for sale in Tulum

There is now a good supply of condos available in Tulum. However, the supply is still limited enough that condos near the beach will probably have a healthy demand for vacation rentals.

Likewise, as mentioned above condos next to the village center will likely be swallowed up by downtown with in the near future, presenting the possibility of increased value.

Condos are certainly more of a “hands-off” investment which can easily be managed by property management companies for those who choose either vacation rentals or long-term rentals.

The Verdict …

So, which is better? The bottom line is that both are excellent options in Tulum right now. Each buyers personal needs will determine which factors make each investment more appropriate for their situation.
