We have not seen so many options at such favourable prices\u00c2\u00a0 since the beginning of 1990.<\/p>\n<\/div>\n<div>\n<figure style=\"width: 215px\" class=\"wp-caption alignleft\"><img loading=\"lazy\" decoding=\"async\" title=\"Puerto Vallarta real estate\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Puerto%20Vallarta\/pv9-1.jpg\" alt=\"\" width=\"215\" height=\"164\" \/><figcaption class=\"wp-caption-text\">Puerto Vallarta&#39;s Malecon<\/figcaption><\/figure>\n<p>If you have the available funds and are looking for value then Puerto Vallarta is the place to be investing in.<\/p>\n<\/div>\n<p>As for <a href=\"https:\/\/www.topmexicorealestate.com\/cabo-real-estate\/\">Cabo real estate<\/a>, the first 6 months of 2012 compare to the first 6 months of 2011 as follows:<\/p>\n<ul>\n<li>Sales volume is down by 15.12% to $93,782,982 US Dollars<\/li>\n<li>Number of closed transactions are up by 25.44% to 256<\/li>\n<li>Average sold price is down by 32.36% to $366,339 US Dollars<\/li>\n<li>Number of active listings are up by 12.25% to 2996<\/li>\n<li>Average list price is down by 8,63% to $790,307 US Dollars<\/li>\n<\/ul>\n<div>\n<p>From Manzanillo real estate:<\/p>\n<\/div>\n<div>\n<p>Over the past two years, Manzanillo has experienced a more diverse range of client demographics.\u00c2\u00a0 With the expansion of the port facilities, mining and construction of a large regasification plant that will replace the existing fossil fuel electric generating plant, it has brought in foreign contracting firms, mainly of Asian origin.\u00c2\u00a0\u00c2\u00a0 This has brought more sales and rental activity from a previously non-existent Asian market.\u00c2\u00a0 We are also selling to more clients than ever before from Great Britain.\u00c2\u00a0 It appears, however, the American market has dropped by approximately 50% percent over the past two to three years.\u00c2\u00a0 The trend for these clients has been more so on sales for higher end properties ($500K and up).\u00c2\u00a0\u00c2\u00a0 The Canadian\u00c2\u00a0client base\u00c2\u00a0remains steady but with a slight decrease in volume compared to\u00c2\u00a0up to two years ago.\u00c2\u00a0\u00c2\u00a0 We have experienced approximately a 40% increase in Mexican buyers over the past two years.\u00c2\u00a0 They are buying during the summer months and are mainly from Guadalajara, Colima, and Mexico City.<\/p>\n<\/div>\n<div>\n<p>&nbsp;<\/p>\n<\/div>\n<div>\n<p>Overall, property sale prices\u00c2\u00a0per square meter in general have decreased over the past two and a half years, particularly with American owned property.\u00c2\u00a0\u00c2\u00a0Some examples include list price at $US1.3M, sold at $US635,000.\u00c2\u00a0 A house in Las Hadas listed for $US759K sold for $US359K.\u00c2\u00a0 The going sales price for a two bedroom, two bath condo at a\u00c2\u00a0popular condominium complex on the beach\u00c2\u00a0sold for $220,000. for the past several years.\u00c2\u00a0\u00c2\u00a0\u00c2\u00a0 Now the trend is $US150,000.\u00c2\u00a0 While the average sales price of all types of properties with construction per square meter in 2009 was approximately $US1,500. per square meter the average now is approximately $US1,100.\u00c2\u00a0per square meter.\u00c2\u00a0 In the past, a sale on average would be 10 per cent less that the list price.\u00c2\u00a0 Now, for the past two years, it is 33 per cent less.<\/p>\n<\/div>\n<div>\n<p>&nbsp;<\/p>\n<\/div>\n<div>\n<p>Perhaps the trend noted is an indication of correction to inflated market of a few years past.<\/p>\n<\/div>\n<div>\n<p>&nbsp;<\/p>\n<p><strong>Mexico Elects A New President and Changes Parties<\/strong><\/p>\n<\/div>\n<div>\n<p>The Mexican electorate has voted to bring back the Institutional Revolutionary Party (PRI)<\/p>\n<figure style=\"width: 200px\" class=\"wp-caption alignleft\"><img loading=\"lazy\" decoding=\"async\" title=\"Enrique Pena Nieto\" src=\"http:\/\/www.mexico2012elections.com\/mexico2012\/img\/pn.jpg\" alt=\"\" width=\"200\" height=\"250\" \/><figcaption class=\"wp-caption-text\">Enrique Pena Nieto, Mexico&#39;s President Elect<\/figcaption><\/figure>\n<p>after twelve years of government by PAN.<\/p>\n<\/div>\n<div>\n<p>Enrique Pena Nieto PRI\u00e2\u20ac\u2122s candidate garnered 39.19% of the popular vote. Lopez Obrador (PRD) was second with 32.40% followed by Josefina Vazquez Mota \u00c2\u00a0of PAN with 26.06. Her party had ruled for two six year periods starting in 2000.
