El proceso de planeaci\u00c3\u00b3n. <!--:-->"},"content":{"rendered":"<p><!--:en-->Yesterday, I commented on the fact that there are 3 very important first considerations to be made in the early stages of planning a building project in Mexico:<\/p>\n<ol start=\"1\">\n<li><strong><em>Know what they want<\/em><\/strong><\/li>\n<li><strong><em>Know their budget<\/em><\/strong><\/li>\n<li><strong><em>Find a professional builder<\/em><\/strong><\/li>\n<\/ol>\n<p><strong><em><\/em><\/strong>Today, let&#8217;s take a look at these more carefully.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft\" style=\"border: 0px none;\" title=\"Building a home in Mexico - Planning is key!\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Playa%20del%20Carmen%20Homes%20%20Villas\/Villas%20Tranquilidad\/DSC09838.jpg\" alt=\"Mexico real estate\" width=\"230\" height=\"172\" border=\"0\" \/><em>1. The Final Goal<\/em><\/p>\n<p>Does the home have to meet the needs of a comfortable <a href=\"https:\/\/www.topmexicorealestate.com\/lets-retire-in-mexico\/\">Mexico retirement<\/a>, preferably without stairs?\u00c2\u00a0 Is it going to be a large, spacious house used as a permanent home, or a cozy cottage for vacations now and then?\u00c2\u00a0 Will it be rented out to other people?\u00c2\u00a0 Does it need parking? Locked storage?\u00c2\u00a0 What&#8217;s the preferred style? Knowing what they want is one of the most important items for a buyer.\u00c2\u00a0 If a project is started without having an end in mind, many factors can go wrong.\u00c2\u00a0 It could grow beyond their budget.\u00c2\u00a0 It might not fit on the lot that was bought; the home they finally decide to build may not be permitted on that lot.\u00c2\u00a0 Buyers must know what their final goal is before investing into a project, beginning construction and (preferably) even before buying <a href=\"https:\/\/www.topmexicorealestate.com\/\">Mexico real estate<\/a>.\u00c2\u00a0 If a buyer does not have a clear idea, they can consult with a real estate agent or professional builder to get some ideas and make a decision before advancing.<\/p>\n<p><em>2. The Budget<\/em><\/p>\n<p>Again, even before buying the lot, the buyer should have a general ideal of what their total budget will be for the project.\u00c2\u00a0 This goes hand in hand with knowing what final result a buyer wants.\u00c2\u00a0 There have been cases where buyers either did not have a good idea of what their budget would be, or a clear vision of what kind of a home they wanted; half way through the project, it had grown \u00e2\u20ac\u0153out of control,\u00e2\u20ac\u009d expenditures were too high, and the building project had to be abandoned at least for a time.\u00c2\u00a0 If a buyer has a good idea of their total budget from the beginning, undesirable situations like this can be avoided.<\/p>\n<p><em>3. A Professional Builder\/Coordinator <\/em><\/p>\n<p>This is a very important step.\u00c2\u00a0 Some Americans and Canadians will undertake a building project and coordinate it themselves.\u00c2\u00a0 This is only recommendable for those who have some experience in construction styles in Mexico and who will be present in Mexico with time to oversee the project on a constant basis; for the vast majority of owners, the best approach is to find a professional builder or architect who will oversee the project from the design all the way to painting the walls. Definir a grandes rasgos nuestra idea de proyecto, lo que esperamos a futuro. Es importante tener esta idea antes de aventurarnos a comprar un terreno. Si bien es cierto que podemos tener el terreno primero y realizar el proyecto de construcci\u00c3\u00b3n en un futuro, es importante tener una idea general de nuestro proyecto desde el inicio.<\/p>\n<p>Ideas generales de dise\u00c3\u00b1os, repartici\u00c3\u00b3n de espacios, adecuaciones, ubicaci\u00c3\u00b3n, comodidades y necesidades especificas deben estar pre-definidas antes de empezar a considerar comprar un terreno. Tener que realizar cambios o adecuaciones a nuestra casa una vez terminado el proyecto de construcci\u00c3\u00b3n podr\u00c3\u00ada resolverse de inicio si sabemos con anterioridad lo que queremos.<\/p>\n<p><em>2. <strong>Presupuesto<\/strong><\/em><\/p>\n<p>Es de suma importancia saber a ciencia cierta la cantidad exacta total de nuestro presupuesto. Los riesgos de dejar inconcluso nuestro proyecto de construcci\u00c3\u00b3n son enormes si no sabemos a ciencia cierta cu\u00c3\u00a1nto es lo que podemos gastar y cu\u00c3\u00a1l es nuestro tope final. Platicar estos n\u00c3\u00bameros con tu constructor ayudar\u00c3\u00a1n a definir un plan de trabajo. Debemos tener en cuenta que todos los proyectos de construcci\u00c3\u00b3n cuentan con imprevistos en su desarrollo. Los constructores lo saben, ante esto platicar bien cantidades finales y presupuestos totales de inversi\u00c3\u00b3n ayudar\u00c3\u00a1n a tener una planeaci\u00c3\u00b3n general realista y te ayudar\u00c3\u00a1n a no dejar inconcluso el sue\u00c3\u00b1o de construir tu casa.<\/p>\n<p><em>3. <strong>Contratista profesional<\/strong><\/em><em><\/em><\/p>\n<p>Quiz\u00c3\u00a1s lo m\u00c3\u00a1s dif\u00c3\u00adcil e importante a hacer. Poner en las manos adecuadas nuestro proyecto de construcci\u00c3\u00b3n es quiz\u00c3\u00a1 el paso m\u00c3\u00a1s importante y en el que debemos invertir la mayor cantidad de tiempo y esfuerzo. <strong>\u00c2\u00bfC\u00c3\u00b3mo seleccionar a la persona ideal para nuestro proyecto?<\/strong> Es importante poder tomarse el tiempo necesario para hacer una investigaci\u00c3\u00b3n precisa de nuestras opciones.
