{"id":5795,"date":"2013-01-26T09:00:58","date_gmt":"2013-01-26T15:00:58","guid":{"rendered":"https:\/\/www.topmexicorealestate.com\/temp-blog\/?p=5795"},"modified":"2017-08-28T16:23:35","modified_gmt":"2017-08-28T21:23:35","slug":"playa-del-carmen-community-spotlight-zazil-ha-part-1-the-next-downtown-community","status":"publish","type":"post","link":"https:\/\/www.topmexicorealestate.com\/blog\/2013\/01\/playa-del-carmen-community-spotlight-zazil-ha-part-1-the-next-downtown-community\/","title":{"rendered":"<!--:en-->Playa del Carmen Community Spotlight &#8211; Zazil Ha &#8211; Part 1: The Next Downtown Community?<!--:--><!--:es-->Zazil- Ha el nuevo barrio de moda en el centro de Playa del Carmen.<!--:-->"},"content":{"rendered":"<p><!--:en-->We&#8217;ve spoken quite a bit about <a href=\"https:\/\/www.topmexicorealestate.com\/blog\/tag\/little-italy\/\" target=\"_blank\">Little Italy<\/a> in Playa del Carmen &#8211; the charming north half of downtown which offers Playa&#8217;s European flavor at its best &#8211; and we&#8217;ve mentioned <a href=\"https:\/\/www.topmexicorealestate.com\/blog\/tag\/coco-beach\/\" target=\"_blank\">Coco Beach<\/a>, the northernmost and the newest of Playa&#8217;s downtown beachfront communities, new, hip and happening.<\/p>\n<figure style=\"width: 230px\" class=\"wp-caption alignleft\"><img decoding=\"async\" class=\" \" title=\"Coco Beach\" src=\"http:\/\/gallery.topmexicorealestate.com\/photos\/16\/268.jpg\" alt=\"Zazil Ha, Playa del Carmen\" width=\"230\" \/><figcaption class=\"wp-caption-text\">The beachfront a walk away from Zazil-Ha<\/figcaption><\/figure>\n<p>Nestled just north of Little Italy, and just &#8220;back from&#8221; Coco Beach is a fairly unknown small residential community called Zazil-Ha.<\/p>\n<p>Zazil-Ha has many location benefits similar to those of Little Italy and Coco Beach; it is a short walk to most of downtown and to the sand of Coco Beach.\u00c2\u00a0 It is largely unknown for a couple of reasons:<\/p>\n<ul>\n<li>it is mostly residential &#8211; you have to go down to Fifth Ave. or to Little Italy for things to do; as I noted, this distance is a short walk, and this fact could change soon with downtown&#8217;s tourist district growing quickly northwards<\/li>\n<li>it is just beginning to be gentrified, with the modest working-class homes that were originally there being replaced by nicer condos<\/li>\n<li>since it has little that defines it, it usually just gets referred to as part of downtown or Coco Beach<\/li>\n<\/ul>\n<figure style=\"width: 230px\" class=\"wp-caption alignright\"><img decoding=\"async\" title=\"Playa del Carmen\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Playa%20del%20Carmen%20photos\/PlayadelCarmenDowntown-OldVecindad.jpg\" alt=\"\" width=\"230\" \/><figcaption class=\"wp-caption-text\">The older, working-class apartments in central Playa del Carmen<\/figcaption><\/figure>\n<p>However, for the sake of real estate, I think there&#8217;s a good reason to distinguish it as its own community; while it shares easy access to the beach and all the activities of Fifth Avenue and Little Italy, <em><strong>the prices are noticeably lower<\/strong> <\/em>than in the neighboring communities.<\/p>\n<p>Currently, there aren&#8217;t many properties available for expat buyers in Zazil-Ha.\u00c2\u00a0 However, as the tourist district along Fifth Avenue grows northward,there will be restaurants, cafes, bars and shops right in the community (Fifth Avenue runs directly between Coco Beach and Zazil-Ha.)\u00c2\u00a0 Coco Beach is already a happening community with its own lure.\u00c2\u00a0 As more upscale condos appear in Little Italy, it can only be expected that this will overflow into Zazil-Ha.\u00c2\u00a0 But it&#8217;s also very likely that prices will go up.<\/p>\n<p>Tomorrow, I will offer a few examples of nice properties for excellent prices in Zacil-Ha.<\/p>\n<p>&#8212;<\/p>\n<p><strong>Doug Morgan<\/strong><em> was born in Dayton, Ohio and went to college at Buckeye State.
