Are these bad units? \u00c2\u00a0Is it really a good deal?&#8221;<\/p>\n<p>Others overlook the obvious, distracted by an over-specific focus on what they want. \u00c2\u00a0Yes, it&#8217;s good to know what you want, but it&#8217;s not good, for example, when you close all the doors and consider only one complex without even looking at anything else.<\/p>\n<p><strong>Remember &#8230;<\/strong><\/p>\n<p>As for the real estate deals in Playa del Carmen, there are a couple of points to remember:<\/p>\n<ul>\n<li>many really are good deals<\/li>\n<li>they are available on good units that would be worth buying even at normal price<\/li>\n<\/ul>\n<p><strong>The Reasons?<\/strong><\/p>\n<p>So, if these are good properties, why would they be selling them off at a reduced price? \u00c2\u00a0There are a number of motivations for developers\/sellers to do this. \u00c2\u00a0For example:<\/p>\n<ul>\n<li>A developer needs to sell of its last units quickly to move on with new projects. They have seen the return they needed from the project and dragging out the final sales is just an expense and ties up their resources.<\/li>\n<li>A developer wants to draw attention to a complex to boost sales and create momentum. \u00c2\u00a0This is usually a temporary promotion.<\/li>\n<li>An individual owner has personal financial pressures.<\/li>\n<li>An individual owner needs the funds to start a new investment project (like a small business.)<\/li>\n<\/ul>\n<p>Each of these situations can be a motivation to lower the price and sell quickly, yet they do not imply any disadvantage to the buyer.<\/p>\n<p><strong>The Method<\/strong><\/p>\n<p><img decoding=\"async\" class=\"alignright\" title=\"choosing a good price reduction\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/realtor%20real%20estate\/ChoosingaHome_zps7d1f6df1.jpg\" alt=\"deals in Playa del Carmen real estate\" width=\"232\" \/>How do you find one of these deals?<\/p>\n<ul>\n<li>Sign up for <a href=\"https:\/\/www.topmexicorealestate.com\/real-estate-deals.php\" target=\"_blank\"><span style=\"text-decoration: underline;\">e-mail notifications on real estate deals<\/span><\/a>.<\/li>\n<li>Tell your agent. \u00c2\u00a0Let them know your budget and that you want a deal. Hagamos una revisi\u00c3\u00b3n de los <a href=\"https:\/\/www.topmexicorealestate.com\/playadelcarmen-real-estate\/\">bienes ra\u00c3\u00adces en Playa del Carmen<\/a>, un destino con gran oferta inmobiliaria y con grandes oportunidades de inversi\u00c3\u00b3n, tanto en financiamientos como en promociones especiales de precio.<\/p>\n<p><strong>\u00c2\u00bfC\u00c3\u00b3mo aprender a reconocer una ganga?<\/strong><\/p>\n<p>Es realmente f\u00c3\u00a1cil. Primero habr\u00c3\u00a1 que echar un vistazo al tipo de propiedad donde la &#8220;promoci\u00c3\u00b3n&#8221; est\u00c3\u00a1 siendo aplicada. En los casos de lotes o terrenos no hay pierde, simplemente un terreno en venta en promoci\u00c3\u00b3n debe ser una buena oportunidad. Si a esto se le suma que el terreno en cuesti\u00c3\u00b3n est\u00c3\u00a1 ubicado dentro de alg\u00c3\u00ban residencial exclusivo (como <a href=\"https:\/\/www.topmexicorealestate.com\/blog\/es\/2013\/04\/18\/in-playacar-phase-ii-you-can-have-your-cake-and-eat-it-too\/\">Playacar<\/a> o <a href=\"https:\/\/www.topmexicorealestate.com\/property\/?n=elcielo-residential\">El Cielo Residencial<\/a>, por mencionar algunos) la oportunidad es de considerarse, puesto que los terrenos est\u00c3\u00a1n dotados con todas las ventajas que esto implica, como instalaciones subterr\u00c3\u00a1neas, ciclopistas, avenidas pavimentadas, control de acceso a los fraccionamientos, iluminaci\u00c3\u00b3n exterior, \u00c3\u00a1reas comunes, albercas, campos de golf, y mucho m\u00c3\u00a1s.<\/p>\n<p>Ahora en el caso de departamentos o casas en venta la cuesti\u00c3\u00b3n pasa por saber si son nuevas o son de reventa. En el caso de departamentos o casas nuevas no deber\u00c3\u00ada existir ning\u00c3\u00ban problema. Los desarrolladores echan mano de las promociones especiales, como pueden ser descuentos directos sobre pago de contado, opciones de financiamiento, reducciones sobre el enganche, amueblados sin costo extra, etc. para incentivar a sus clientes a que se animen.<\/p>\n<p>Por el otro lado, en el caso de propiedades en reventa o usadas, s\u00c3\u00ad habr\u00c3\u00ada que tener un poco m\u00c3\u00a1s de reservas, esto es, hacer una evaluaci\u00c3\u00b3n correcta de la propiedad para saber que se encuentra en un estado \u00c3\u00b3ptimo. Una propiedad excesivamente &#8220;barata&#8221; puede esconder alg\u00c3\u00ban desperfecto no visible. Por eso es importante asesorarse con alg\u00c3\u00ban contratista capacitado que pueda orientarnos en la evaluaci\u00c3\u00b3n de una propiedad en reventa.
