Rent it out to Vacationers\u00c2\u00a0<img decoding=\"async\" class=\"alignright\" title=\"Beachfront condo in Akumal\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/akumal\/BeachfrontcondoinAkumal_zps1ab01d3c.jpg\" alt=\"\" width=\"240\" \/><\/strong><\/p>\n<p>There are many Americans and Canadians coming and going from places like Playa or Puerto Vallarta.\u00c2\u00a0 Many of them prefer to rent a condo for a more \u00e2\u20ac\u0153home-like\u00e2\u20ac\u009d feeling.\u00c2\u00a0 You can rent out to them an generate some income on your property.<strong><em><\/em><\/strong><\/p>\n<p><strong><em>Considerations<\/em><\/strong><\/p>\n<ul>\n<li>Be sure your condo or home is a high demand location, usually <a href=\"https:\/\/www.topmexicorealestate.com\/playadelcarmen-real-estate\/oceanfront-playadelcarmen.php\">within a block or two of the beach<\/a>. Vacationers want to be next to the sand!<\/li>\n<li>The highest demand time will be during holidays, probably the same time you want to use your condo.\u00c2\u00a0 If you can plan your own vacations for low seasons, this will maximize your rental income.\u00c2\u00a0 Otherwise you may have to settle for lower prices and\/or lower occupancy.<\/li>\n<li>Be sure to have locked storage for personal items so the condo can be rented out completely ready for guests.<\/li>\n<li>Hire a rental management company so you don&#8217;t have worry about finding renters and preparing the property.<strong><\/strong><\/li>\n<\/ul>\n<p><strong>2. Rent it out to Mexican Vacationers<\/strong><\/p>\n<p>More and more of Mexico&#8217;s middle class is vacationing on the same beaches that we are.\u00c2\u00a0 One plus is that they vacation in the summer, often low-seasons for international vacationers, so you can fill spaces and adapt to your own vacation needs better.\u00c2\u00a0 They are also more flexible about locations back from the beach.<strong><\/strong><\/p>\n<p><strong><em><img decoding=\"async\" class=\"alignleft\" title=\"Property Management\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Property%20Taxes\/PropertyManagement_zpsa8acb204.jpg\" alt=\"\" width=\"240\" \/>\u00c2\u00a0Considerations<\/em><\/strong><\/p>\n<ul>\n<li>Rates will usually be lower.<\/li>\n<li>Hire a rental manager who knows both cultures and will be selective; some vacationers will try to pack a too many people into one property.\u00c2\u00a0 Your manager should make limits clear.<strong><\/strong><\/li>\n<\/ul>\n<p><strong>3. Leave it Empty, but Prepared!<\/strong><\/p>\n<p>Some people simply don&#8217;t like the idea of having renters in their property.\u00c2\u00a0 There is always risk of damage (although the right rental company will help you manage this.)\u00c2\u00a0 You can leave your property empty, but don&#8217;t leave it 100% unattended!<strong><em><\/em><\/strong><\/p>\n<p><strong><em>Considerations\u00c2\u00a0<\/em><\/strong><\/p>\n<ul>\n<li>Hire a management company to take care of it; routine maintenance, regular check ups, picking up and paying bills, etc.<\/li>\n<li>On-site management is ideal since there will be constant vigilance.\u00c2\u00a0 Be sure to notify them how long you&#8217;ll gone!<\/li>\n<li>Storage is still a good idea.\u00c2\u00a0 Although you won&#8217;t need to put away everything, it&#8217;s still good to have your most valuable items locked up \u00e2\u20ac\u201c just as you would back home.<\/li>\n<\/ul>\n<p>Having a condo or home that you use only part of the year is pretty common here.\u00c2\u00a0 Talk to others who do it and see what has worked for them as well.<\/p>\n<p>&#8212;<br \/>\n<strong>Andy Welbourne<\/strong><em>, from London, Ontario, has been living in Playa del Carmen and working as a part of the team with Thomas Lloyd for 7 years.
