{"id":6941,"date":"2013-08-24T13:29:17","date_gmt":"2013-08-24T19:29:17","guid":{"rendered":"https:\/\/www.topmexicorealestate.com\/temp-blog\/?p=6941"},"modified":"2017-08-28T16:16:16","modified_gmt":"2017-08-28T21:16:16","slug":"a-question-to-ask-yourself-is-my-property-in-mexico-an-investment","status":"publish","type":"post","link":"https:\/\/www.topmexicorealestate.com\/blog\/2013\/08\/a-question-to-ask-yourself-is-my-property-in-mexico-an-investment\/","title":{"rendered":"<!--:en-->A Question to Ask Yourself: Is My Property in Mexico an Investment?<!--:-->"},"content":{"rendered":"<p><!--:en--><img decoding=\"async\" title=\"Money\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Money\/mexicopreconstructioncondodollars.jpg\" alt=\"Money\" width=\"250\" \/>We all like to talk about our real estate purchases as \u00e2\u20ac\u0153<a href=\"https:\/\/www.topmexicorealestate.com\/\">investments<\/a>.\u00e2\u20ac\u009d In fact, on this blog, we use the word pretty liberally in that sense.\u00c2\u00a0 In this is with good cause; a property \u00e2\u20ac\u201c especially one in Mexico \u00e2\u20ac\u201c is, in fact, an excellent investment in many senses of the word.<\/p>\n<p>Yet, with <a href=\"https:\/\/www.topmexicorealestate.com\/brokers\/tag\/economy\/\">Mexico&#8217;s economic strength<\/a> and the current reforms which promise to increase that even more, it&#8217;s not a bad idea for you as a buyer to ask yourself the question:<\/p>\n<p>\u00e2\u20ac\u0153Do I consider this property an investment?\u00e2\u20ac\u009d<\/p>\n<p>Or, perhaps more accurately:<\/p>\n<p>\u00e2\u20ac\u0153To what extent do I consider this an investment, and what kind of investment do I consider it?\u00e2\u20ac\u009d<strong><\/strong><\/p>\n<p><strong>The \u00e2\u20ac\u0153Non-Investmet\u00e2\u20ac\u009d Investment<\/strong><\/p>\n<p>There are most certainly cases when the answer to the first question will be \u00e2\u20ac\u0153probably not\u00e2\u20ac\u009d and to the second \u00e2\u20ac\u0153not much.\u00e2\u20ac\u009d<\/p>\n<p>This is completely fair, and it&#8217;s healthy for you to recognize that you are not buying your property with the expectation of financial outcomes, leaving a greater variety of properties in your range of possibilities.<\/p>\n<p>Yet, even in these cases owning a property in Mexico will be a \u00e2\u20ac\u0153lifestyle investment: in two senses of the phrase:<strong><\/strong><\/p>\n<p><strong>Higher Quality of Life<\/strong><\/p>\n<p>Warm weather, sunshine, beaches, relaxation, friendly people, nature, modern services \u00e2\u20ac\u201c all of this improves your lifestyle and makes you happier and healthier.<strong><\/strong><\/p>\n<p><strong>Lower Cost of Living<\/strong><\/p>\n<p>Any purchase that saves you substantial money over an extended period of time is also a financial investment. Living expenses are so low in Mexico (while still providing all the benefits mentioned above) that you see \u00e2\u20ac\u0153return\u00e2\u20ac\u009d simply by the cash that stays in your bank account.<strong><\/strong><\/p>\n<p><strong>Casual Rental Investment<\/strong><\/p>\n<p><img decoding=\"async\" class=\"alignright\" title=\"Beachfront home for rent\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Playa%20del%20Carmen%20Homes%20%20Villas\/OryoucouldgetabeachfronthomeinPlayadelCarmen_zps8fd3d6b5.jpg\" alt=\"Beachfront home for rent\" width=\"250\" \/>Now for the \u00e2\u20ac\u0153yes, this is an investment\u00e2\u20ac\u009d answers. Many buyers who aren&#8217;t planning to make a living off their property still want to see a bit of cash flow to cover expenses.\u00c2\u00a0 The most common case is the \u00e2\u20ac\u0153snowbird\u00e2\u20ac\u009d lifestyle, leaving several months open for rental.\u00c2\u00a0 One downside can be that most snowbirds use their property during the winter is also the high-season for rent.\u00c2\u00a0 Those who come and go more frequently for shorter intervals can often do well with this, provided that they have good property management and coordinate their visits carefully.<strong><\/strong><\/p>\n<p><strong>Dedicated Rental Income Properties<\/strong><\/p>\n<p>Most expats what to enjoy their property in Paradise.\u00c2\u00a0 Yet, there are a few who buy simply for the sake of generating income.\u00c2\u00a0 One nice thing about such an investment is that Mexico offers a broad range of target markets \u00e2\u20ac\u201c tourists \u00e2\u20ac\u201c non-Mexican and Mexican, other expats, and Mexican residents. With booming tourism, and Mexico&#8217;s growing middle class, each of these markets has potential but requires a distinct approach. <strong><\/strong><\/p>\n<p><strong>Resale<\/strong><\/p>\n<p>Buying properties to generate profit from resale is also a very good approach in Mexico.\u00c2\u00a0 There are many choices for boom-towns both in international tourism, and from Mexico&#8217;s thriving economy.\u00c2\u00a0 There is also the option of renovating a fixer-upper.<\/p>\n<p>Whatever your approach (or combination of approaches,) it is good to be clear about your goals, do your homework and choose a market and property accordingly.<strong><em><\/em><\/strong><\/p>\n<p><strong><em>&#8212;<\/em><\/strong><br \/>\n<strong>Thomas Lloyd<\/strong><em> graduated from Purdue University Krannert School of Management with a degree in Management\/Financial Option Investments.
