{"id":6943,"date":"2013-08-25T18:19:51","date_gmt":"2013-08-26T00:19:51","guid":{"rendered":"https:\/\/www.topmexicorealestate.com\/temp-blog\/?p=6943"},"modified":"2017-08-28T16:16:16","modified_gmt":"2017-08-28T21:16:16","slug":"neighbourhood-spotlight-the-back-end-of-downtown","status":"publish","type":"post","link":"https:\/\/www.topmexicorealestate.com\/blog\/2013\/08\/neighbourhood-spotlight-the-back-end-of-downtown\/","title":{"rendered":"<!--:en-->Neighbourhood Spotlight: The \u00e2\u20ac\u0153Back End\u00e2\u20ac\u009d of Downtown<!--:-->"},"content":{"rendered":"<p><!--:en--><img decoding=\"async\" title=\"Jimmys's Place condos\" src=\"http:\/\/lloyd-team.com\/0-gallery\/Listings\/2605\/2605-cc343aeb41012efd56047f2729fd7080.jpg\" alt=\"Jimmys's Place condos\" width=\"250\" \/>We&#8217;ve talked about a few neighbourhoods downtown, including <a href=\"https:\/\/www.topmexicorealestate.com\/lets-retire-in-mexico\/tag\/little-italy\">Little Italy<\/a>, the gentrifying south end, etc.\u00c2\u00a0 All of these are pretty high profile in some way or another.\u00c2\u00a0 There&#8217;s one pocket of downtown, however, that has good potential for lifestyle \u00e2\u20ac\u201c and possibly investment \u00e2\u20ac\u201c which is very much overlooked.\u00c2\u00a0 This is the \u00e2\u20ac\u0153back end.\u00e2\u20ac\u009d\u00c2\u00a0 A couple of days ago, <a href=\"https:\/\/www.topmexicorealestate.com\/blog\/2013\/08\/21\/spotlight-property-check-out-this-beautiful-downtown-penthouse-140k\/\">I highlighted a nice condo in this area<\/a>, so today, let&#8217;s look at the neighbourhood itself.<strong><\/strong><\/p>\n<p><strong>Where is it?<\/strong><\/p>\n<p>First of all, let me describe what area I mean.<\/p>\n<p>Downtown Playa is the area between the federal highway that runs to Cancun and Tulum and the beach.\u00c2\u00a0 About halfway down is a major road called 30th Ave.\u00c2\u00a0 For most people, downtown would be considered the area from 30th to the beach; this is, after all, where all the shops, restaurants, stores and services are (with the exception of a few items on this end Juarez Ave., the oldest main access road from the highway to the beach\/downtown.)<\/p>\n<p>And what&#8217;s between 30th and the highway?\u00c2\u00a0 Well, mostly <a href=\"https:\/\/www.topmexicorealestate.com\/playadelcarmen-real-estate\/\">condos and houses<\/a>.\u00c2\u00a0 This is the area I&#8217;m talking about.\u00c2\u00a0 Let&#8217;s look at some of the advantages.<strong><\/strong><\/p>\n<p><strong>It&#8217;s very affordable.\u00c2\u00a0<img decoding=\"async\" class=\"alignright\" title=\"Furnished 2bd Penthouse in Aqua Village\" src=\"https:\/\/www.topmexicorealestate.com\/1-test\/images.php?image=50581&amp;propId=4488\" alt=\"Furnished 2bd Penthouse in Aqua Village\" width=\"250\" \/><\/strong><\/p>\n<p>Since it&#8217;s not next to the beach, and not next to all the trendy tourist shops downtown, demand is relatively low.\u00c2\u00a0 Prices for <a href=\"https:\/\/www.topmexicorealestate.com\/playadelcarmen-real-estate\/\">Playa del Carmen real estate<\/a> are consequently very low as well.\u00c2\u00a0 For example, that nice 2-bedroom <strong>penthouse<\/strong> I wrote about a few days is only <strong>$140,000 USD<\/strong>. Recently we were selling another nice 2-bedroom condo for $90,000 USD.\u00c2\u00a0 Both are in newer, nicely designed complexes, with pools and a pleasant common area.\u00c2\u00a0 I&#8217;ve seen others for as low as about $65,000.\u00c2\u00a0 Mind you, these probably didn&#8217;t have any common area whatsoever, but they still looked well designed.<strong><\/strong><\/p>\n<p><strong>It&#8217;s close to the supermarkets.<\/strong><\/p>\n<p>Many of the main services in Playa del Carmen are right along 30th Ave., so that&#8217;s just a short walk away.\u00c2\u00a0 This includes all 4 large supermarkets (Walmart is one of them,) taco shops, local markets, sushi shops, restaurants, banks and much more.<strong><\/strong><\/p>\n<p><strong><img decoding=\"async\" class=\"alignleft\" title=\"Mega comercial mexicana\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Shopping\/Mega-comercial-playa-del-carmen_zpse1dafd52.jpg\" alt=\"Mega comercial mexicana, playa del carmen\" width=\"250\" \/>It&#8217;s close to the highway.<\/strong><\/p>\n<p>It&#8217;s easy access (2 minutes!) to the highway to get to the airport, Cancun, Tulum, nature parks, Mayan ruins, etc.<strong><\/strong><\/p>\n<p><strong>It&#8217;s quiet.<\/strong><\/p>\n<p>Since it&#8217;s not where the action is, it&#8217;s a quiet neighbourhood. Even traffic is pretty low since no one drives there unless they live there.<strong><\/strong><\/p>\n<p><strong>And the beach?<\/strong><\/p>\n<p>Avid walkers could walk to the beach in about 20-30 minutes.\u00c2\u00a0 It&#8217;s a short bike ride, and the taxi would be less than $2.<\/p>\n<p>Now, there are homes and pockets that are still pretty working-class, but it&#8217;s entirely safe, and I believe as Playa grows and it becomes clear that this is really central, more people will start paying attention to it.\u00c2\u00a0 So, it could turn out that this would be a good investment as well.\u00c2\u00a0 We&#8217;ll have to wait and see.<\/p>\n<p>In any case, it&#8217;s a great choice to live well in downtown Playa on a lower budget.<\/p>\n<p>&#8212;<br \/>\n<strong>Andy Welbourne<\/strong><em>, from London, Ontario, has been living in Playa del Carmen and working as a part of the team with Thomas Lloyd for 7 years.
