{"id":6945,"date":"2013-08-26T11:04:00","date_gmt":"2013-08-26T17:04:00","guid":{"rendered":"https:\/\/www.topmexicorealestate.com\/temp-blog\/?p=6945"},"modified":"2017-08-28T16:16:16","modified_gmt":"2017-08-28T21:16:16","slug":"when-choosing-your-condo-dont-forget-to-check-the-hoa-fees","status":"publish","type":"post","link":"https:\/\/www.topmexicorealestate.com\/blog\/2013\/08\/when-choosing-your-condo-dont-forget-to-check-the-hoa-fees\/","title":{"rendered":"<!--:en-->When Choosing Your Condo, Don&#8217;t Forget to Check the HOA Fees!<!--:-->"},"content":{"rendered":"<p><!--:en--><img decoding=\"async\" title=\"Giving money\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Money\/givingmoney_zpsbc462eb2.jpg\" alt=\"Giving money\" width=\"250\" \/>Now, it&#8217;s pretty much a given that some time before you sign the deed and take possession of your new <a href=\"https:\/\/www.topmexicorealestate.com\/preconstruction.php\">condo in Mexico<\/a>, you&#8217;ll find out how much HOA (home owner association) fees for monthly maintenance and use of common areas are.<\/p>\n<p>However, my advice is this: <strong><em>check these fees sooner rather than later<\/em><\/strong>.<\/p>\n<p>The last thing you want to do is spend a few weeks <a href=\"https:\/\/www.topmexicorealestate.com\/real-estate-deals.php\">working out a deal<\/a>, only to find out that the fees are much higher than you thought.<\/p>\n<p>Let&#8217;s consider a few points pertaining to HOA\/maintenance feels for condos in Mexico.<strong><\/strong><\/p>\n<p><strong>They are low \u00e2\u20ac\u201c<\/strong> HOA fees in Mexico tend to be very low, simply because costs of materials and labor for maintenance are low.\u00c2\u00a0 In Canada a friend of mine recently was going to by a condo in Ontario as an investment.\u00c2\u00a0 He found the perfect property, only to find out that the monthly fee was $800 dollars!! That was more than his mortgage payment.\u00c2\u00a0 In Mexico, average would be around $150\/200 USD, depending on the size of the common area, amenities provided, etc.<strong><\/strong><\/p>\n<p><strong><img decoding=\"async\" class=\"alignright\" title=\"Common area\" src=\"http:\/\/i255.photobucket.com\/albums\/hh138\/beatlo\/Playa%20del%20Carmen%20Condos\/commonareainacondoscomplex_zpsadf1a063.jpg\" alt=\"Common area in a condos complex\" width=\"250\" \/>It could make a difference in choice<\/strong> \u00e2\u20ac\u201c It&#8217;s a tough choice between condo A and B; you slightly prefer A, but it costs $10,000 more.\u00c2\u00a0 But as it turns out, the HOA fees in B are $150 more per month.\u00c2\u00a0 You can probably comfortably fork out that extra now for the savings in the HOA fees, especially since you prefer the property anyway.<strong><\/strong><\/p>\n<p><strong>Make sure you know what they include \u00e2\u20ac\u201c<\/strong> This is a big factor.\u00c2\u00a0 Maybe a higher monthly fee includes a gym, sports facilities and discounts at the spa.\u00c2\u00a0 Or, on the other hand, maybe you&#8217;ll never use those things.
