The Restricted Zone

Many years ago, non-Mexicans were restricted from purchasing property within the Restricted Zone. Today, however, Mexican laws have created loopholes to allow foreigners to rightfully own and retire to the Mexican Caribbean. If your property is within 50km (30 miles) of the coast or 100km (60 miles) from an international border, you will need either a Bank Trust or a Mexican Corporation to hold title of your property.

Pre-Construction Property

Over recent years, the popularity of purchasing pre-construction real estate in the Riviera Maya has increased. The advantages are that you can tailor the property to your own wants and needs, and there is usually a discount on the purchase price because you are shouldering an element of risk. Additionally, by the time your home is completed, your home will be worth more than what you purchased it for.

Real Estate Agents in Mexico

When purchasing real estate in Mexico, we highly recommend you work with an experienced and certified real estate agent. One solid indicator is membership of AMPI, the Mexican Association of Real Estate Professionals. AMPI is affiliated with the US National Association of Realtors (NAR), the Canadian Real Estate Association (CREA), and the International Real Estate Federation (FIABCI). Closing Costs

While the purchasing process is very similar to that of the United States and Canada, closing costs can vary. Although closing costs can represent as much as 11$ of the property price (higher than in the US or Canada), the annual property taxes in Mexico are so low that you will be saving much more in the long run.
