In chess, it is said that in the “opening game,†i.e. the first moves, a player either gives himself a good set up which will give them an advantage for the remainder of the game, or they will make blunders that may not be immediately obvious, but will create difficulties later in the game that are difficult to overcome. The construction process for building a home in Mexico is in a way similar (except that there is no personal opponent trying to foil the property owner!)
Once a budget, a design and approximate finish date have been established, the first important step is to make a detailed plan and timeline, which outlines which contractors are needed for which steps, and what each one has to accomplish. If the owner has chosen to work with a professional coordinator, they will draw such a plan and discuss it with the owner
One is that a design needs to be found that is not only visually appealing, but also suits the needs of the property owners, and is suitable for the Mexico land for sale which is being considered or has already been bought and area in question.
At this point, there are some crucial items which will need to be addressed at the beginning, including:
- usage zoning (this should be investigated before buying the lot!)
- building permit
- environmental studies and permits – especially if the property is directly on the beachfront in markets like Playa del Carmen real estate, or where there is a good deal of designated ecological areas, such as Cozumel real estate or Tulum real estate
- terrain types
- when the property owner’s funds will be available (if there are limits or X number of dollars every month, etc.)
Tomorrow we will take a closer look at the permits.
