If you’ve been reading about Playa del Carmen real estate, you may have a lot of images of different areas, but you may be wondering what the big picture looks like and where each item is in relation to the to the others. To help you imagine, this is a little “drive-through” tour. Imagining that you arrive at the Cancun international airport, this is what you would pass driving along the highway, heading south, with the approximate time given.
Puerto Morelos – 20 minutes
Puerto Morelos is still a very small beachfront town. There are a few small homes right on the beach. Several nicer condo developments are available. One item which has been catching buyers’ attention are inexpensive Mexico homes, less than 10 minutes away from the beach, and less than $50,000 USD!
Xcalacoco Beach – 35 minutes
Not that long ago, this beautiful beachfront was only home to a few half-built huts, but it now boasts high-end resort and condominium developments, such as the Fives and Mayakoba, with two PGA govl courses less than 5 minutes from the beachfront. Only about 900 yards from the beach, there is also a very well-priced small complex of Playa del Carmen villas in a gated community.
Downtown Playa del Carmen – 45 minutes.
Just north of Downtown, there is a handful of working-class neighborhoods, some of which are promising to gentrify with the appearance of new hotel complexes and beautified, tourist-focused beach access points. The north end of downtown itself is home to the largest number of newer condo developments, within walking access to both the beach and the famous Fifth Avenue – Playa del Carmen’s main tourist street. The south half of downtown is also beginning to see a transformation.
Playacar – 50 minutes
Located right next to downtown, this is the area’s original upscale, gated community, offering excellent condos and homes, as well as a large expat community. It features items such as a golf course, Mayan ruins that were the original site of Playa del Carmen and a wild bird sanctuary.
Centro Maya Mall – 50 minutes
This new mall is located directly across the highway from Playacar, away from the beach. It is worth mentioning since around it, a number of new upscale developments, including land, condos and a “boutique community,” are beginning to appear. Prices are accessible, and the beach is still only 10 minutes away.
Puerto Aventuras – 1 hr 10 minutes
Puerto Aventuras is a gated community, with the unique feature of being complete not only with a golf course and marina, but also a mall, a shopping and dining area and a school. It also has a large expat population, and offers a variety of property types, ranging from very high luxury marina-front condos to golf course lots.
From here, you would head south to the Akumal / Tulum area, which presents another set of exciting real estate opportunities. Now, the next step is to come to Playa del Carmen, and enjoy the real tour!
