This last Wednesday (Apr. 11) a significant milestone was reached in the development of the north end of Playa del Carmen; a beautiful new main access road was opened up, providing access to the new golf course and hotels on the beachfront in this area, as well as to the beachfront itself. The new road is expected to improve the value of Playa del Carmen real estate in the community, especially Mexico land for sale.
The new road, called Pintores Avenue was officially opened to traffic on Wednesday, although sections had already been open to traffic previously. The work to complete the road had taken a total of 6 months. The road runs from the Cancun-Tulum highway to Fifth Avenue near the beach, and offers beautified access for cars, bikes (with special trails) and pedestrians (with walkways and benches along the way.)
The street received an investment of nearly 25 million pesos (about 2 million USD). The total length of the road is 1227 meters (about 4026 feet, or 3/4 mile), and it includes picturesque benches, thorough lighting, palm trees, a bike trail, bike parking, a boulevard ornamented with colorful plants and lamps and a well-laid out, spacious design.
The bike trail is of special significance since it is part of a complete loop that will eventually connect with Fifth Avenue, running all the way through the downtown tourist area, branching off to Playacar (in one direction) and going up through downtown in the other direction. The downtown and Playacar portions of the bike trail already exist. A new portion will be built parallel to the federal highway, connecting back to Pintores Avenue at the north end.
At the point at which Pintores Avenue meets Fifth Avenue there is first an entrance to the relatively new Nick Price Golf Course, a beach access, a brand new upscale hotel complex, and then another newly beautified beachfront access. This same stretch of Fifth Avenue has also been completely redone with benches, lamps, picturesque gardens and attractive brick-style paving.
The new work on these two roads completely alters the image of this part of town. Previously, it was an undeveloped area between two low-income neighborhoods. The new roads offer a very attractive image, and point to a very high possibility for gentrification of the neighborhoods as well as excellent investment opportunities in both existing homes and new lots.
