Surprising Things That Are Different About Mexico Real Estate

If you’ve spent any times in Mexico homes or condos, most of these items won’t be any surprise to you.  But for new buyers, it’s worth pointing out these differences.

All Concrete – Construction of Mexico real estate is all iron-reinforced poured concrete, concrete blocks or both. Drywall is almost never used, and used very poorly when it is.

Ceramic Tile Abounds – Floors, bathrooms, kitchens and counters are most often finished with ceramic tile.  This is another plus for quality and visual appeal!

No Central Systems – While air conditioning is just about everywhere, it’s usually individual mini-split units in each room.  There’s also no central-vac or central heating (which is usually not necessary in most parts of the country.)  The concrete construction probably has a lot to do with this.

No Basement, No Attic – The foundation is directly at ground level with no basement.  There are also no attics.  In fact, you might have a bit of trouble describing exactly what these are to some Mexicans.

Flat Roofs – The rooftops are usually flat, with just a slight dip for drainage.   This lends them very nicely to rooftop patios, which I am sure you will get very used to!

Easy Upward Expansion – On a more practical level, the flat roofs are not only easier to build another level on top of, but in many cases they are actually designed for it, making it much easier than the almost complete re-constructions that people have to do up north.

There are probably more differences, but these are often the most striking.
