Buyer’s Representative vs. Seller’s Representative? Many of our prospective clients don’t understand the differences between these two agents. Most people see a listing on the internet, or a yard sign while driving and automatically believe that the authority, the person who is authorized and knows everything about the property is the agent who appears on the sign.
So this fall, I want to share our friends and clients about some facts about the buyer’s and the seller’s representative. Whether you are planning to buy real estate in Mexico or anywhere else, knowing the difference between these two can make a huge difference in buying real estate.
Buyer’s Representative vs. Seller’s Representative; What is a Seller’s Rep:
Traditionally, in Mexico a real estate agent is contacted by the property owner. The real estate agent list the property, deals with the prospective clients, organizes the open house events and so on.
Once the real estate agent has helped the sellers to find a buyer, he deals with the legal process and the closing of the sale. After the process finishes, the agent gets a commission for his services; this is generally around 5% of the sales value and it is paid by the sellers.
This is the real estate agent you see in the signs and the real estate websites. So what is the importance of understanding the difference? Well if you read some of the duties of a Seller’s Representative it might help you understand better:
Seller’s Representative duties
◠Meeting and exceeding expectations of today’s real estate sellers.
â— Identifying and delivering “Value-Added Service” to the seller.
â— Effectively pricing property in a highly competitive environment.
â— Results oriented marketing: signs, websites, hubs, real estate ads, etc.
â— Programming tours to the property with prospective clients
â— Organizing open house events
â— Negotiating in the best Interest of the seller.
â— Contract provisions to protect the seller.
See, the seller’s representative is hired and paid by the SELLER, so when you call one of these nice friendly realtors on the signs or websites you are trusting someone that is hired to negotiate in best Interest of the seller, not you; the prospective buyer!!
