Once again is that time of the year, to get ready and pay property and car taxes. Luckily for us, the cost of property taxes in Mexico is very small compared to these fees in North America and Europe. Plus, paying early in the year can bring some discounts, so, get the wallet ready!
What is the property tax (predial)?
Property tax is a county tax, and every property owner needs to cover these taxes during the first two months of the year in order to avoid late fees. This tax exists in many countries of the world, as a way for all residents to help the municipal government pay for services rendered such as: electricity, trash services, upkeep of parks and common areas, etc.
How and when to pay?
Property tax is calculated annually, taking into account the area of the lot, the size of the construction and the catastral price of the property. Some counties allow people to pay in installments, as long as they are not people getting a discount such as retirees or people over 60 years old.
Most of the counties in Mexico offer an early bird discount on property taxes for those who cover their fees during January. The percentage that is discounted varies according to the state and changes each year, but they often range from 5% to 15%.
I am retired or over 60, how do I get my discount?
Quintana Roo offers a 50% discount to retirees and people over 60 years old, as long as you don’t use the installments payment program. The discount only applies for one residential property, as commercial or multifamily properties must pay in full.
