How’s the Sargassum in the Riviera Maya? May 2025 Update

Filed Under: How to Buy Real Estate in Mexico, Tourism and Community

If you’re heading to the southeast of Mexico—or thinking of buying property in the region—you’ve likely asked: How’s the sargassum in the Riviera Maya right now? The seaweed that drifts onto the shores each year isn’t new, but knowing where it’s piling up (and where it’s not) can make all the difference!

Here’s your expert-backed, local update to help you plan smarter—whether for a beach day or a real estate purchase.

What’s the Current Sargassum Situation in the Riviera Maya?

As of early May 2025, sargassum levels are mixed along the coast. According to the NGO Red de Monitoreo de Sargazo, areas from Holbox down to Punta Nizuc in Cancun are mostly in the blue to yellow range—meaning from no seaweed to moderate levels.

However, once you pass Punta Nizuc, things shift. Most beaches south of that point are reporting yellow to red levels, which translates to moderate to excessive sargassum. Fortunately, these conditions can change daily, and some pockets remain clean thanks to local efforts.

Which Beaches Have No Sargassum?

If you’re looking for beaches with no sargassum, focus on:

  • Holbox Island – Located on the north side of Quintana Roo, the calm waters of Holbox tend to have a minimal amount of sargassum.
  • Isla Mujeres North Beach: The famous “Playa Norte” rarely gets seaweed and has one of the prettiest crystalline colors in the area.
  • Cancun Hotel Zone: From Puerto Juárez to Playa Langosta – most of this stretch is currently sargassum-free
  • Puerto Morelos Downtown: The small town of Puerto Morelos, just 30 minutes from Cancun, currently has clean water. However, this is only on the downtown beach, “Playa Municipal”

These are the best options for a worry-free swim or beach outing this month.

Which Beaches Have Sargassum in the Riviera Maya?

Heading further south, the picture gets more challenging. Areas in and around Playa del Carmen are seeing heavy seaweed. According to local reports, the beaches with heavier seaweed amounts are:

  • Playa Fundadores
  • Playa Recodo
  • Playa Constituyentes

In Tulum, conditions also fluctuate, but many beaches are showing moderate to high levels. Fortunately, these conditions can change from one day to the other. Some stay clear thanks to ocean currents and local cleanup efforts.

When is the Sargassum Gone in Mexico?

This is one of the most frequent questions every year: When is sargassum gone in Mexico? While it depends on weather and ocean conditions, the heaviest seaweed presence usually spans from May through August. However, some beaches may return to low or no seaweed as early as June, especially in well-maintained zones. Resorts and municipalities work daily to keep their beaches clean, which helps keep many spots usable even during peak season.

What Should Real Estate Buyers Know About Sargassum?

If you’re exploring real estate in the Riviera Maya, not all is about the view—it’s about how often that view gets covered in seaweed. Some areas naturally collect more sargassum, while others stay clear due to geography or excellent maintenance.

That’s why we encourage buyers, especially first-time ones, to contact us. Getting in touch with a local expert who speaks your language is key. As your buyer’s representative, we care about the details. For instance, we’ll recommend which areas to avoid if the sargassum is worrisome for you.

If you need local guidance, feel free to contact us. We’ll be glad to assist you on every step of the way.

A New Way to Buy in Playa del Carmen?

Playa del Carmen real estate market has grown enormously. Investors from all over the world saw its potential and now enjoy major ROI. Not only is it one of the most visited cities in the Riviera Maya, but it is also home to many expats.

So, with the beachfront and beachside projects gaining substantial appreciation. Snatching a beachside condo in Playa del Carmen for a below-market price is impossible… Unless you get access to a “friends & family” or “Early Investor” sale phase.

Essentially, this exclusive buying window is reserved for a highly select group of buyers who personally know the developer. As a result, these few buyers get unbelievable discounts and the first choice of units. If you want to be part of this, we’ll be hosting an exclusive webinar for all the interested people.
