As Mexico firmly establishes itself as a world-renowned destination, coastal areas are becoming increasingly sought-after by both local and international investors. Consequently, beach lots are no longer as affordable as they might have been ten years ago.

Firstly: Can Foreigners Buy Beach Land in Mexico?

This would be the second most asked question we get. Not only is it about if Americans and Canadians or any foreigner can buy beachfront in Mexico, but in general there are many doubts regarding the possibility of buying real estate in Mexico.

We’ll provide more resources here in case you need more specific information on this topic. But in summary, foreigners can buy anywhere in Mexico. However, there’s a very crucial distinction: The Restricted Zone. If the property you want is within 50 km of a border or the coast, then it’s in the Restricted Zone. This means you have to buy through a bank trust (fideicomiso in Spanish) or as a Mexican Corporation. If the property you want is not in the Restricted Zone, then these requirements are not needed and the process is a bit shorter.

Where to Buy Beachfront Land in Mexico in 2025?

Now that we have made those two previous points clear, let’s get to the exciting part: Where should you buy a beach lot in Mexico?

If an affordable hidden gem is what you are after, we would highly recommend beachfront land in either Campeche or Costa Maya. Campeche is a state in the southwest of the Yucatán Peninsula, and Costa Maya is a specific area along the state of Quintana Roo (where Cancún and Tulum are located).

CampecheA lesser-known region in the country, resulting in more affordable prices.It contains plenty of protected areas. The property you buy cannot be located within one of these areas, or you will not be granted building permits.
