How to Make the Most of Your Property with Airbnb

During certain times of the year, Playa del Carmen and the Riviera Maya are difficult for finding accommodations. People start searching the internet for deals that coincide with dates, location and amenities. After investing in Playa del Carmen’s active real estate market, you have to start considering how to market your property. Getting the most return on investment (ROI) is very important. Luckily, Airbnb happens to be an excellent way to achieve it.

Airbnb – A great way to obtain a fabulous return on investment

Airbnb brings millions of people together who have a variety of accommodations for people who need places to stay. One nice thing is that there are no-charges to list your property. Your space could be a room, a condo – partial or full, a house or any other type of accommodation. You can arrange specific times that you would like to rent or open up your accommodations throughout the year. You – the Host, can promote each listing with a detailed description, photos and captions that you think would appeal to people.

The traveler “or Guest”, searches through Airbnb’s database of properties, accommodations and all different types of places available in their selected area. Guest can narrow down specifics that include a number of rooms, location and amenities to name just a few categories. They are also asked what do they expect and/or want to pay. Airbnb has a sliding scale where the guest enters a minimum and maximum budgeted amount.

When the guest finds a place, they fill out the online form – reservation and submit it for the host to accept. After the host accepts the reservation, it’s recorded and ready to go. After the guest checks in, Airbnb releases the funds to the host – minus a 3% fee that covers their support and administration cost. The fee charged to the ‘Host’ is one of the lowest in this kind of property listing forum. The site, “Craig’s List” has no charges for their rental section, but also has little to no support and/or security measures of any type for either party’s protection.

Airbnb provides excellent safety features

There are on rare occasions where either the guest damages the property or the host was not totally honest in their listing description. Airbnb has a few safety features that can be put in place to protect both parties. They offer their “Host Guarantee Program” that provides owners up to a $1,000,000 coverage – see Airbnb’s site for exact details. For their guest and host, Airbnb offers an unusual feature that includes verified IDs, profiles, reviews and secured payment platforms.

Airbnb is rapidly growing in popularity for both owners and users. It is a great way for owners to advertise their accommodations at a low cost. Airbnb also provides people/guest with another internet channel to search for places that will satisfy specific requirements when traveling. It offers a win–win proposition for all parties involved. However, it is still recommended to have a trusted friend and/or realtor check on the property before, during and after the guest leaves.
