Every homeowner goes through a time when they eventually want to sell their house. Maybe it was an investment home that has lived to its expectations and its time to retire, letting someone else take over. Perhaps it is time to sell a property whose value has increased enough to sell and invest in a new property. Maybe leaving the Riviera Maya is something you want to do – and we can’t convince you otherwise. Whichever the reason is for you to want to sell your house, it isn’t a quick turn-around that you can get over with so quickly. There are steps to selling property, and sometimes you might feel like no one is even looking at your house. The first one, of course, would be to have a competitive price, and this can vary on how much you’ve done for your home to increase its value. Now, these are five common reasons why your home might not be selling.

You’re Not Available

You might be surprised but being available during the time you want to sell your house is crucial. The more you reschedule appointments, the less likely you are to sell your place. If you are desperate to sell your place and you know you won’t be available, you should hire a professional real estate agent who knows how to handle this task. In fact, if the property you are selling in Mexico is just your vacation home, rather than your primary home, working with a local real estate agent while you are up north, is the best idea. Putting off showings will give your potential buyers a sense of unprofessionalism. All in all, it is always important to have someone available and easy to reach when selling property.

The Timing is Off for Selling Property

It’s a natural occurrence for markets to fluctuate. Because you are listing a property in a vacation destination, perhaps holiday seasons are the right timing for you. Back home you might notice a slow sale during Christmas time, whereas in the Riviera Maya it is most likely a busy time as people might use their vacation time here to take a look at houses. Make sure you take into consideration the time you are listing your place and to be patient with slow seasons. We highly recommend you put advertising in place, as well.

You Need A Good Real Estate Agent

You might feel confident enough on selling property on your own. But hiring a local real estate agent will make the process easier. Make sure to hire a reputable agent. This will save you money in the long run. Local agents know more about about what needs to be done and when, and they will be able to put you in contact with a Notary Public, lawyer, or anything else. They will also make sure you receive qualified interested buyers and help you close the sale.

Bad First Impressions

This is a no brainer. First impressions can make or break a sale. Buyers want to see a tidy place that resonates to the photos they saw online, which should be professionally taken. Regardless of the furniture (everyone has different tastes), it needs to be tidy, clean, and with as little clutter as possible. If you’re selling property that is fully furnished, make sure the furniture is clean and in good shape.

Your House is Too Personal

People tend to become attached to material things, especially when it’s a home where you live your every day life, spend time with your family and create cherished moments. Buyers don’t want to see personal things, so make sure to put them aside. This isn’t to say to strip your home to its bare bones but try to keep personal items such as stuffed animals, personal belongings, posters, and other things hidden. This will allow the prospective buyer to picture themselves in this home, rather than an outsider in someone else’s home.

When selling property, you need to make sure you are also prepared to cover all hard costs that are required. If you follow all these steps, you are sure to have plenty of interested buyers bidding on your home. Remember to work with a trusty real estate agent. They will help you sell your property and navigate the turmoiled waters of selling in a foreign country.
