When purchasing property, one of the most important considerations for both a buyer and a seller is whether and under what conditions the transaction funds will be safely held and distributed by an independent party. General Requirements of Escrow

1. Escrow agreement must be completed and signed by all parties prior to receiving funds into escrow.

 

2. Attached to the Escrow Agreement must be:
   
   - One form of government issued photo ID for both seller and purchaser. Examples: driver�s license or passport;
   
   - A copy of the preliminary sales contract or Escrow disbursement instructions;
   
   - If seller or purchaser is a corporation; sufficient documents of legal representative (showing legal capacity to act on behalf of the company, such as bylaws, power of attorney, among others.) and a copy of the representative�s identification should be provided.

 

3. Upon receipt of the signed escrow agreement, Stewart Title Riviera Maya will notify you once your file has been opened and provide you with a General File number (GF#).

 

4. At the moment that conditions for disbursement are met and verified by Stewart Title Riviera Maya, the funds will be disbursed in accordance with the disbursement instruction�s provided by purchaser and seller.
