Cancun Condo Properties
The end of 2004 and beginning of 2005 marked the turning point for Cancun real estate. A market with very limited choices grew into one ripe with pre-construction opportunities. The hotel zone became home to several important beach front high rise developments, offering the first options for luxury residential real estate. And for those who opted for downtown now had a great variety of property types to choose from such as condominiums, town homes and single family homes. The last stretch of beach front in downtown became home to Puerto Cancun, a mega golf/marina resort community.

Because of this dramatic spur in growth, Cancun has evolved into a very modern city. Chic high rises dot the skyline. Older buildings received a facelift to reflect the new modern look.
In the current market there is an overabundance of pre-construction opportunities creating a large choice for buyers. But because of the sagging worldwide economy, investors who were once “flipping” pre-construction properties have now moved on to other opportunities.
There are still great opportunities for those looking for a second/vacation home, one that doubles as a great investment. Pre-construction is always a great way to purchase real estate. You tie up the property at today’s prices and that can result in huge savings. And because of the overabundance of properties, many developers are offering great incentives to buy now.
One great advantage of buying in the Cancun area is the fact that the zoning allows high rise towers. Some of Cancun’s towers are 20 stories high. This means the cost to build is lower since more units can be built on a piece of land and the developer can pass this savings on to you.
Although there are great benefits of buying in pre-construction, it is important to choose a solid development. In this saturated market, there is always more risk that a development will not finish. It is wise to consult a broker that is an area expert, one that can advise you of all the factors necessary to assure you make a safe investment.
