The Cozumel oceanfront real estate market is easily stated in a single phrase. Limited supply and high demand. This is good and if you are an investor, this sets the perfect setting for interesting investments. Given the clear boundaries that establish our region being on the Cozumel island, below is a quick description of the oceanfront areas available for sale.
Cozumel oceanfront real estate is easiest introduced with a tour of the island. Starting from the international airport which is located on the eastern northern half of the island there are lots that are zoned for multi family constructions. The oceanfront here is rocky, but creative developers have introduced man made micro beaches, with steps that lead down into the ocean. These are some of Cozumel's most beautiful scuba diving areas and people can basically jump into the waters with their suba gear from the shore. Further north has no density and is reservation on Cozumel, and as you travel south along the eastern beaches, you will head into the downtown part of this island. The residential zones are then replaced with commercial and the boardwalk hugs the coast as you arrive to the city ferry docks and then the large cruise ship docks. As you continue south several single family lots, a new marina development, and a few mulit family condo hotels projects appear along the oceanfront. On the southern tip, again a natural park protects the area not allowing for construction and this continues along the western southern half of the island. The road turns back west halfway up the eastern half of the island, and leads back to the downtown section of Cozumel. Along the oceanfront continuing north, there are no other developments, nor single family homes to be included in the real estate introduction.
