The Cozumel Condo market has had a sharp change in their presence and inventory levels in the past two years. As the demand grew tremendously in many Mexico second home destination cities, the condo projects were not able to maintain the levels of demand, therefore Cozumel preconstruction demand had grown to all times high. In order to reserve and to take advantage of discounted prices, investors and buyers were purchasing projects that had yet to break ground.
Cozumel also has had new high rise condo projects to be introduced to reach 9 upto 12 stories of height. Several of these new high rise condo projects are located on the northern eastern side of the island. Such condos are waterfront and on the rocky side of the island, but with novel designs to adjust to the environment, talented architects have introduced man made beaches with shipped in sand, that sit above water level a par of meters. Other condo projects mainly on the south eastern side of the Island has introduced condo hotel concept projects. These condo hotels in Cozumel allow for full ownership of the condo unit, but the common areas have been designed to house a management team on overseeing the rentals and administration.
The Cozumel resale condos are solid investments. Those along the Caribbean waterfront are with the highest demand both for rentals and for purchasing. Those in the downtown sections of the island, as well have strongr demands for their convenient locations for walking to most every event.
