Getting familiar with the real estate purchasing process
These real estate books explain various aspects of the real estate process in Mexico and things to look out for if you are more accustomed to the way things are done in the United States or Canada. They are conceived from our experience of dealing with real issues faced by real clients and helping them through a smooth and stress-free purchasing process – from the initial decision to look at properties in Mexico to easing into a hammock with a cold margarita on the balcony of their new home.
If you have specific questions, you will find them all answered here. And if we’re missing anything, our certified Buyer's Representatives can help you through any doubt, concern or question. Whether you’re looking to read about the process or just want reassurance that purchasing real estate in Mexico isn’t hard at all, you will find it all in our real estate books.
The Restricted Zone
Many years ago, non-Mexicans were restricted from purchasing property within the Restricted Zone. Today, however, Mexican laws have created loopholes to allow foreigners to rightfully own and retire to the Mexican Caribbean. If your property is within 50km (30 miles) of the coast or 100km (60 miles) from an international border, you will need either a Bank Trust or a Mexican Corporation to hold title of your property.
Over recent years, the popularity of purchasing pre-construction real estate in the Riviera Maya has increased. The advantages are that you can tailor the property to your own wants and needs, and there is usually a discount on the purchase price because you are shouldering an element of risk. Additionally, by the time your home is completed, your home will be worth more than what you purchased it for.
Real Estate Agents in Mexico
When purchasing real estate in Mexico, we highly recommend you work with an experienced and certified real estate agent. One solid indicator is membership of AMPI, the Mexican Association of Real Estate Professionals. AMPI is affiliated with the US National Association of Realtors (NAR), the Canadian Real Estate Association (CREA), and the International Real Estate Federation (FIABCI). At Top Mexico Real Estate, all of our real estate agents are certified and trained to help you find the right home for you.
While the purchasing process is very similar to that of the United States and Canada, closing costs can vary. Although closing costs can represent as much as 11$ of the property price (higher than in the US or Canada), the annual property taxes in Mexico are so low that you will be saving much more in the long run.
Utilities for your Retirement Home
Setting up utilities in Mexico without any knowledge can be a hassle. Our real estate book, Setting Up Utilities, lists the documents you will need to present at each office to make the process easier for you. From your electricity bill to setting up your internet, you will find it all in here.
