Many buyers will consider Mexico condos for sale in larger, more established communities like Cancun or Puerto Vallarta; yet, when it comes to a newer market still in its boom, like Tulum real estate, the tendency is to pay more attention to land.  This leads to the question whether Tulum condos for sale are a good buy.  My opinion is that they are, for the following reasons.

Conveniences of Condos

As is the case for condos just about everywhere, these properties in Tulum offer easy ownership not requiring any preparation on the part of the buyer before enjoying the property. Whether a buyer is considering personal use (vacationing, retirement) or investment income (rental) this factor offers direct and immediate results from a purchase.  Condos in Tulum also offer onsite amenities like pools, lounge areas and gyms – features that may be very costly to include if a buyer is building for themselves.

 

Excellent Locations – Beach & Town

While condos are not very numerous, they are available in some of the best locations in Tulum, namely within walking distance to the beach, as well as well as to the restaurants, bars, stores and services of Tulum’s town center.  Some condos are also next to protected natural areas, adding both lifestyle appeal (especially considering Tulum’s focus on environmental responsibility) and monetary property value.  As Tulum grows, this factor will be very important considering that many of the best locations are being offered early on.

Prices

Since Tulum is still in the early stages of its boom, prices are still very accessible and compare well to most other beachfront communities.  Considering the ongoing boom and the location factors mentioned above, there seems to be a good probability that these prices will rise pretty quickly sometime in the near future.  This is excellent news for anyone who buys now, especially those who are considering investment purposes.

Rental Potential

Tulum’s tourism is also growing healthily.  Hotel occupancy is high, suggesting that there is probably a healthy demand for vacation rentals.  Yet, at the same time, there are very few condos on the vacation rental market.  This means that investors and buyers who will not be using their property all year round are looking at good potential for healthy income on their property.  The fact that this income can be enjoyed upon delivery (without having to build or improve first) is also good news.

While land in Tulum is definitely an excellent investment, my experience tells me that condos are quite probably just as good, whether in terms of lifestyle or finances.
