When you begin your Mexico real estate search, you might not be exactly sure how to go about it when you first start.  The following are some little tips for the resources you will probably use – little tips that can make a big difference.

Online Listings

This is always a good place to start.  There are plenty of online listings for Mexico real estate, but not all of them are as good as others.  For example, you might find a great Puerto Vallarta MLS listing, but does it reflect the variety available in this location, including not only beachfront condos but also hillside condos and homes, lots for sale, new developments, etc.?

The listings should also have features to make it easier to browse and find what you’re looking for; the listings should be in a clear order (usually least to most expensive is default) which you can change according to your needs.  You should also be able to search only a given price range, a certain property type and the area which you are most interested in.  At the beginning it’s also convenient to be able to see all listings together to help get a better idea of how different areas compare.

Individual listings should have good pictures, maps and sometimes even videos. (Not all properties will have these, but there should be a few “spotlight” properties with some extra features.)  Some websites will even include Google Street View so you can give yourself a self-guided virtual tour.

E-mail Notifications

After doing some initial browsing, it’s useful to be able to set up an e-mail notification that will give you an automatic notification when a new property listing shows up that meets criteria that you lay out.  Some websites will also allow you to get notifications for price reductions and similar deals.

 

Real Estate Agent

This is always your most important resource in searching; for this reason, it is worth investing the most time in finding the right agent.  Again, there are many agents working in Mexico, but some are more qualified than others.  Your agent should speak English and Spanish fluently, have certification (certificates), a reasonable amount of experience and should be a member of Mexico’s professional association for Realtors (AMPI.)

As you start your search, consider the resources you are working with.  Are you working with the best there is?  Remember that this is one of the most important decisions you will make in your life; it’s worth starting on the right foot.
