Mexico has thousands of miles of coastline, and much of this is covered by beaches; it is no wonder that Mexico beachfront for sale can offer many surprises and hidden gems.   One such hidden gem is Yucatan land for sale on the north coast of the Peninsula.

  

In terms of Yucatan real estate, many Americans and Canadians are familiar with the beachfront options in places like Cancun and Playa del Carmen along the eastern (Caribbean) coast.   Almost just as many are familiar with the colonial homes in the city of Merida or the beautiful estates in the surrounding countryside.   Much fewer are familiar with the small towns spotting the northern coast area.

The area starts with a small town called Progreso just 30 minutes north of Merida, which was originally built as the city's port, but now serves as thriving beachfront vacation town for the city's middle class and the occasional cruise ship which brings large waves of Americans and Canadians crowding the boardwalk-style beachfront road with its restaurants and bars for a few days before suddenly transforming back to a quiet coastal town.

  

The town is home to a handful of expats who generally form a close-knit community, but at the same time tend to blend in and interact with the locals.

  

Just outside of the town there are beautiful lots for sale next to upscale homes that vacationers from Merida or some expats have built.

  

Heading east from Progreso there is a series of smaller towns similar in style, but more “off the beaten track.”   Next comes the area known as the Emerald Coast, leading to the Rio Lagartos Biosphere Reserve and finally heading to the areas drawing near to Cancun.

  

One of the spectacular points about the whole stretch is that pricing for lots is very good.     While there is a good deal of variation within the area itself, prices are very competitive compared to areas that have already become more popular for expats or have attracted the attention of large-scale investors.

  

The cost of building a very nice beachfront home that makes the most of the views and the outdoor lifestyle is also accessible.

  

Life in this area is quiet and relaxing, yet never dull or boring.   The cost of living is low, yet the area is very easily accessible by means of 2 well-connected international airports (Merida and Cancun.)   This real estate option is definitely one of Mexico's hidden beachfront gems.
