When most people buy Mexico real estate, they start with listings, and then look for what’s near the properties they like.  While there’s absolutely nothing wrong with this approach, buyers might also consider first finding their favorite beach, and then looking for nearby real estate.  Personalized Mexico real estate search tools can help with this process.

1. Find Your Top Beach

The first step to this process would be to find your favorite beach.  You can start this process online.  HD videos, photo galleries, maps, visitor reviews and descriptions can all help you determine which beach area is your style.  The style can vary considerably within any given region.  For example, you might like the night life and ritzy hotels of the beaches in Cancun’s “Hotel Zone.”  Or, less than 20 minutes south, the beaches of the little fishing town Puerto Morelos lined with quaint little homes and fishermen’s boats might appeal to you more.  Another 30 minutes south will bring you to the hidden natural gem of Xcacel which is still surrounded by untouched jungle with only a thatched-roof hut on the highway to mark the dirt-road access.  All three have excellent real estate options nearby.

2. Search for Nearby Real Estate

If you have the time to visit the beaches you like first, that’s great – seeing it in person will confirm your preference.  If not, it’s also completely valid to pick one or two beaches, and then start an online search for nearby properties.  Sometimes, beach description pages for Mexico will include nearby listings, marked on a map or simply listed at the side.

If you’re already looking at listings, the nearest beach should be named in the listing.  Check for the beach you’re looking for, or look at the map on the listing (if there is one) to see if it’s near the beach. If it names a different beach, of course, there’s nothing to lose by looking up videos, pictures and descriptions for that beach as well.

3. Contact an Agent, Plan a Visit

Contacting an agent can be done fairly early on, especially if you’re having trouble finding a property near the beach you like.  A professional agent will play a key part to helping you buy in Mexico, where language and distinct business culture can be a little overwhelming to begin with.  Working closely with your agent, plan a visit to see the beach and the nearby properties that you feel are suitable.

There are many other ways to find your dream beachfront property in Mexico, but this approach can be very satisfying.
