I’ve had the opportunity to see some pictures of Playa del Carmen from back in the 70s and 80s – there aren’t many since almost no one knew about the place at the time. I’ve noticed something striking about these photos and what they can tell us about Playa del Carmen real estate. The following are some of things I’ve noticed and conclusions I’ve come to.
Playa del Carmen is New
Pictures of the downtown beachfront from the 1980s show almost purely jungle, with only a little plaza in the foreground surrounding by a house or two, beside a small ferry dock; this same plaza, which at the time was the entire village (if it even could be called a village) is a now a tiny park in the city center. While the location has been the site of a fishing village since the 30s, as a tourist town, Playa del Carmen is only about 20 years old.
It’s Grown Rapidly
Even during the 90s, the growth in Playa del Carmen was minimal and slow. Most of what is now Playa del Carmen grew up during the first decade of this century. This rapid growth stems directly from the discovery of this gem for tourism and the sudden influx of tourists which followed. For investors, the interesting point is that growth – both in tourism and real estate – continues. The growth has been healthy, never outpacing demand, and there is no sign that demand is leveling off.
Character and Personality can be Developed in a Short Time
Many tourism locations that spring up in such a short time look like just like any other beachfront tourist location – a beach lined with high-rises, surrounded by the biggest international brand names in tourist restaurants and stores. While Playa del Carmen most certainly has its share of these stores and restaurants, it’s mostly defined by a very distinct character of low-rise buildings and a European, walk-everywhere lifestyle; during the 90s and 2000s one of the largest groups of expats and investors was Italians.
It’s Here to Stay
Playa del Carmen has established itself as the heart of Latin America’s most important tourism region. This fact, combined with diversification to large-scale events and romantic tourism (weddings and honeymoons are a favorite), have given Playa del Carmen a solid presence and foothold.
For investors all of the above are excellent reasons to invest in a home or condo in this community with confidence that their investment will be protected and pay off.
