The Cozumel Real Estate industry has largely stemmed from the interest which Americans, Canadians and Europeans arriving on one of the many cruise ships that arrive on this beautiful Caribbean island, and cruise visitors continue to drive a significant part of the economy and investment in tourism infrastructure as well as urban image which make living in Cozumel pleasant and convenient.

This central role of cruises in Cozumel's real estate market, as well as the central role which Cozumel holds as one of the key Caribbean cruise destinations, was recently strengthened with the official beginning of the island's role as the base port for the Pullmantur cruise company in the area. The move will also benefit other nearby cruise destinations in the Mexican state of Quintana Roo (which includes Cancun, Playa del Carmen and Tulum,) especially the area of Mahahual in the Costa Maya area; in this area in addition to an increase of cruises, the currently growing success of the Tulum Real Estate area, along with the construction of the new international airport in Tulum, are expected to open up new tourism and real estate opportunities in the Costa Maya area.

In a speech from the governor of the state of Quintana Roo, the beginning of Cozumel's function as "home port" for Pullmantur was called a "historic event" not only for Cozumel, but for the entire state and even all of Mexico. In late March, a special ceremony was held including the governor, the mayor of Cozumel and executives from Pullmantur to officially send off the cruise ship "Pacific Dream," as the company's first cruise from Cozumel as its home port. The cruise hosted 1,200 passengers. For the next three months (April, May, June) the "Pacific Dream" is scheduled to leave Cozumel every Saturday night.

The new function will open up many opportunities for Cozumel Real Estate buyers; as a home port, Cozumel will host passengers who arrive early, or decide to extend their vacations after the cruise. 500 of the 1,200 passengers on Pacific Dream's first cruise on March 20 had made reservations to stay on Cozumel for a week after their cruise.

Directly, this will provide opportunities for investors considering real estate for rental income to these visitors. In a less direct sense, this new role for Cozumel will provide further growth in the tourism industry, providing further activities, restaurants and services to be enjoyed by property owners. The growth in the economy will also bring new real estate opportunities for a variety of purposes.

This project from Pullmantur is a part of the results obtained during the International Tourism Fair (FITUR), held last January in Madrid, Spain, which brought considerable attention to Quintana Roo's tourist areas, with direct and indirect benefits for the real estate markets which are thriving in the same areas.

In addition to the attention brought to Cozumel and the rest of Quintana Roo at the Tourism Fair, large amounts of investment have been focused on this state recently. The new international airport in Tulum promises to provide increasing real estate opportunities and growth in that area, in addition to opening up the south of the state for tourism and the international real estate market. One area expected to receive a growing amount of attention and investment is the Costa Maya, around Mahahual; this community is also a growing cruise ship destination.
