  While Playa del Carmen is a fairly new city, there are a few places where a buyer might consider buying a fixer-upper home, mostly in downtown in the surrounding neighborhoods.   In the downtown area, there are a few older homes which have been neglected, but are in very desirable locations within walking distance of everything.   These have become fewer because of the redevelopment of a number of neighborhoods in the downtown area, but there are still options especially in the outlying areas.

  

Perhaps the area that looks most promising right now is a series of communities that appeared about 20 years ago along the beachfront just outside of downtown.   The areas are mostly within walking distance or a very short taxi ride of downtown, and always an easy walk to the beach.   The communities are still primarily local, low income, but this actually points to two benefits; prices are noticeably lower, and there are more homes of this sort available.   Most importantly, the communities are just beginning to show signs of gentrification with nice shops and interesting restaurants just beginning to appear.   Along the beachfront, new hotels are going in.

  

This same area offers a number of good options in terms of land for sale.   The lots offer essentially the same prospects as the home for sale with the difference that a buyer would be building their home from scratch, according to the design they choose.

  

When it comes to land for sale, buyers can also consider a larger variety of communities that with fixer-uppers.   Lots generally hard to come by downtown and in the more established gated communities like Playacar, but there are excellent options in new gated communities just outside of the downtown area.   Some of these are within walking distance to main shopping areas downtown, others are right next to new shopping malls.   They are a little further from the beach, but again, a short taxi ride that costs $3 offers easy access.

  

These investments are low-cost, offer a reasonably comfortable lifestyle, an interesting personal project and good potential for return.   Interested buyers should talk to an experienced agent to help them find the fixer-upper or lot best for their needs and budget.
