When most buyers consider Cancun real estate or Tulum real estate, the first option they consider is usually not homes.  Yet both Cancun homes for sale and Tulum homes for sale offer excellent options for expat buyers.  The following is a comparison of the two markets.

 

Cancun homes for sale

Homes in Cancun are mostly found in the downtown area.  Homes downtown offer a walk-everywhere lifestyle; there are malls, restaurants, cafes, markets, large international stores, banks, movie theaters and just about any other service or activity you could think of within a comfortable distance of home.  The beachfront area of the “Hotel Zone” – the famous area where all the hotels and high-rise condos are located – is always a short drive away.  Taxis are also inexpensive.

The homes themselves can be more traditional Mexican style, or more modern as well.  Prices are always accessible and compare well to homes in beachfront communities that are far less developed than Cancun, with fewer activities, services, etc.

One option which is becoming increasing popular is that of the fixer-upper.  Cancun is the oldest of the tourist communities on Mexico’s Caribbean coast, established just over 40 years ago as a plan to draw more foreign investment to Mexico.  Some of the earlier homes which were well designed and well-built have now been somewhat neglected and offer excellent prices as well as a personal project for those who enjoy that sort of challenge.

Tulum homes for sale

In Tulum, most of the homes for sale are also in the town center area. While there are fewer services in this still-developing community, it also offers a walk-everywhere lifestyle combining the basics (a large supermarket, restaurants, shops) with a very relaxing small-town atmosphere.  Again, both more traditional-style and more modern homes are available.

In nearby villages like Akumal, there are also luxury homes available directly on the beachfront.  These homes not only offer a comfortable lifestyle, but have fairly high rental potential.

One option to be found in the town center of Tulum, in surrounding communities and in beachfront villages like Akumal are eco-homes which are sometimes entirely off the grid, or at least incorporate a large number of sustainable lifestyle and design principles.
