When you start looking in a given area, it's nice to know what's available, and how big the spectrum is – areas, price range, etc. - to help you start get a feel for what you want. In the Playa del Carmen condos market – located just south of Cancun on Mexico's Caribbean coast - the range is huge. Although there are definitely properties outside of the range given here, this will give a feel for the variety of good properties. Here is the cheapest, the most expensive, and the cheapest on the beachfront, and in a gated golf community.
1. The Cheapest - $79,000 USD
This condo has 1 bedrooms, 2 bathrooms, about 650 sq. ft. of construction, and is actually really well located, a reasonable walk only a few blocks back from the restaurants and bars of 5th Avenue and the beaches which made this area famous. It has a pool, common area and parking, and is only 1 block away from a large supermarket similar to Walmart.
2. The Most Expensive - $1 million USD
This high-end Playa del Carmen luxury condo is a penthouse and is located directly on the beachfront with an incredible ocean view. It is also a few steps away from 5th Avenue. With almost 2700 sq. ft. of construction, there are 2 bedrooms, 2 bathrooms, covered parking, an elevator, 24 hour security and a reception lobby. The unit includes a private rooftop solarium, with a panoramic ocean and beach view, and a balcony from the master bedroom, with the same view. It comes furnished with a completely equipped kitchen, including granite and marble.
3. The Cheapest on the Beachfront - $280,000 USD
Playa del Carmen beachfront condos don't have to cost a million dollars, and this hotel-condo likewise has a spectacular ocean view, but is smaller with one bedroom and 1.5 bathrooms. Located in Playacar Phase 1, Playa del Carmen's original gated community directly on the beachfront, and the hotel includes a very good restaurant and a pool on the beach. This is a great investment for vacation rental income, and has proven to provide good return.
4. The Cheapest in Gated Golf Community - $125,000 US
This unit is also located in Playacar, but in Phase II which is also a private, gated community, but is back from the beach, and centered around a golf course. This 2 bedroom, 2 bathroom condo includes a shared pool and green area. It is about a 5 minute drive from the beach, but is a short walk from the golf course, several convenience stores, a pizza parlor, Sam's Club and a new shopping mall.
