If you are planning a Mexico land purchase, you may have an idea in mind of where you wish to go with your new property. It is important to keep in mind, however, that you have a very wide range of possibilities, and land is available in any price range. A quick overview of the possibilities will help you optimize your purchase.

Mexico properties are available covering a very large price range, and this is true perhaps most for land. Starting as low as $20,000 USD, you could own a lot on the Caribbean, just a few minutes' drive from the famous beachfront with its turquoise water. On the under end of the spectrum, $6 million can get a huge ranch, with a beautiful home in Mexico's interior, or large plots of land for commercial or residential development can be purchased nearing $10 million. In the middle, about $400,000 can get you a beachfront lot, or a property with a beautiful view over the old town and bay in Puerto Vallarta.

The possibilities of what you can do with this land are also large. Perhaps the favorite is to build a custom designed dream home on the beachfront, or next to a picturesque lake such as Lake Chapala. A large, high-quality, custom home can be built for as little as $100,000 USD; or, on the other hand, for those looking for more luxury, homes can be designed and built to match the lifestyle and budget of the wealthiest.

Another main reason for land purchase is investment. This can either be in the form of direct investment, either buying in a high potential area, and re-selling a beautiful home a few years down the road a much higher price, or building for rental or business income.

One consideration to watch for is in highly established real estate markets. The high demand in some areas has pushed up land prices to the point that sometimes it's just as advantageous to buy a completed home or condo. However, even in these markets, which are usually growing steadily, new development areas bring new possibilities for good land investment. These types of areas often offer land a prices very low relative to the market, and thus with good potential for strong appreciation.

Your purpose for buying will also help determine the advantage of land; if you have a very specific dream home in mind, land may be the only choice for you.
