While on the Yucatan Peninsula, there has been an increasing amount of attention on condos and homes in new developments, as well as some on traditional homes in the colonial city of Merida, investors will take note that there are excellent Yucatan land options throughout the peninsula, although the character of this kind of investment changes from area to area, depending on the amount and style of development that has taken place.

On one end of the spectrum are the newly developing areas where land purchases are still the most common, with a large focus on raw land for those who wish to buy cheap and save to build in the future, as well as well-priced development land which offer completed roads and connections, ready for building in the very near future. These areas include Tulum on the Caribbean coast, and some communities along the Emerald coast in the north of the Peninsula. Campeche real estate is a newly growing market with similar options.

On the other end of the spectrum are very well established tourism favorites, where land is a bit harder to come by, and more expensive, especially in the high-demand central areas. Cancun land is one of these markets. For those who have the funds to invest, even the high-priced lots can show excellent return; careful planning is necessary to consider the demand in development type. Because of growing tourism, and quickly growing cities, outlying areas offer lower priced land with high potential. Playa del Carmen, a similar market, has actually developed a strategy to bring new investment to these outlying areas offering new opportunities to land investors.

Merida, the largest city on the peninsula, and a colonial city which serves the cultural center, has fewer central land options than in the recent past, but also has many options in the outlying areas only a short drive (15 min) to the beautiful historic center. The area surrounding Merida also has the unique feature of the old haciendas – the original estates of the well-to-do of past days.

Land investments on the Yucatan Peninsula can serve for building a home for vacations or retirement, for future resale or rental income, or for commercial or residential development.
