One of the prime choices for expats in Playa del Carmen real estate is Playacar, the city's original upscale community. The community offers a variety of property choices, all having in common a relaxing, luxury lifestyle. Playacar is divided into two basic areas, which are:

  

Playacar, Phase 1, on the beachfront. This area includes a larger number of upscale hotels and resorts, mixed with residential areas that include both Playa del Carmen condos as well as some luxury homes and villas. The community has only one gated entrance, and only residents, hotel guests and official hotel workers are permitted to enter. For this reason the beach itself, although technically public, is very exclusive. Because the properties are either directly on the beachfront, or only a couple of rows back, properties tend to be pricy, with condos starting around $500,000 USD, and homes around $700,000.

  

Playacar, Phase 2, the golf community. This community is centered around a professional golf course with a few hotels around it. It is back from the beach, behind Phase 1, but is likewise gated, with three supervised entrances. Here, golf course Playa del Carmen homes are more common, elegantly designed and constructed on single lots. Homes here can be found starting around $300,000 USD.

  

Many homes on or near the golf course can be found next to the downtown entrance, making for a comfortable walk or bike ride to the shopping, dining and entertainment of Fifth Avenue, the main street which is pedestrian walkway running parallel to the beachfront.

  

There are also a number of nice, comfortably condo complexes with large green areas and pools. The least expensive of these would start around $120,000, which would be a 2 bedroom unit. While the least expensive condos tend to be away from downtown, often they are near the west entrance, where there is a Sam's, a new mall and a few restaurants.

  

Phase 2, like Phase 1, is defined by tree-lined streets, with the added benefit of a bike trail and several green areas. There are also a large number of green areas, as well as an Mayan ruin site, and a wild bird sanctuary. Living here is relaxing, comfortable and secure.

  

Both parts of Playacar have incredible strengths to offer buyers, and both are home to a significant expat community.
