When we look at locations for Playa del Carmen real estate, usually we see categories like “downtown”, “gated community”, “beachfront”, etc.   The biggest problem with these categories is that it gives the impression that Playa del Carmen beachfront for sale is one single location category.   The truth is that there are excellent Playa del Carmen condos for sale on many beachfront areas with very distinct styles.   To help you decide which beachfront location & style is best for you, consider the following brief descriptions.


Downtown Beachfront - Perhaps the most well-known and popular beachfront area is downtown Playa.   Besides really wide and beautiful beaches, downtown condo owners enjoy walking access to stores, restaurants, bars, trendy shopping areas, cafes and even large supermarkets like Walmart.   Within downtown there are a variety of beaches as well, ranging from the classic town center to the newest hip developing areas about a mile away.


Playacar - Although this is a single community, it deserves a category of its own because it combines the exclusivity of a very nice gated community directly on the beachfront with the convenience of being within walking distance of the heart of downtown.   The Playacar golf course is also very nearby, possibly within walking distance depending on exact location within Playacar.


Golf Course Beachfront - Several golf course/resort complexes offer condominiums directly on the beachfront.   While these definitely fall into the “out of town” category, they offer a high level of convenience since in addition to top-quality signature golf courses, they also offer a full variety of resort amenities, including sports complexes and beach clubs.   Tow outstanding examples include Grand Coral, just 2 miles north of downtown, and Principe Bahia, about 45 minutes south just before Tulum.

Gated Community/Marina - There are various nice gated communities out along the beaches north and south of Playa del Carmen.   One example that stands out is Puerto Aventuras which combines beachfront real estate with 3 upscale marinas and a golf course further back.   People often describe Puerto Aventuras as more a village than a gated community with shopping, dining and a mall.


Villages - Finally, there are a few actual villages out along the beachfront, directly next to the sand of the beach.   One of these is Puerto Morelos, which has maintained a very local atmosphere, and is about 30 minutes north of Playa.   Another is Akumal, which combines beachfront luxury with an ecological approach to living.
