For those considering buying Playa del Carmen Property, and have perhaps felt that while the prices in the area are great for what your getting, they are still outside of the budget, there are still examples of less expensive options. Down the road, close to the nearby Tulum Real Estate area, Playa del Carmen Homes have been available for considerably less than the usual prices buyers think of for properties in the area, some available as low as $60,000 US.

One particular example is the village of Chemuyil, about a 10 minute drive away from Tulum. The village has a beachfront subdivision, which was originally a government project, which failed to sell the majority of the homes. Subsequently, a private investor took over the project, selling the majority of the homes to Americans and to Canadians. Originally, in 2007, the properties were selling for about $45,000 US, and recently some have sold for about $65,000.

The main village of Chemuyil is located on the non-beachfront side of the federal highway, and is a residential village for hotel workers. The village has an annual competition supported by the nearby eco-park Xel-ha,where the village residents paint their houses, and the top 3 houses – chosen by Xel-ha. Because of this competition, and the many pleasant little parks, the village is very picturesque for an afternoon visit.

Chemuyil's beachfront is also an excellent place for home owners – local, or from Playa del Carmen or Tulum to participate in ecotourism. It's calm and transparent waters are perfect for scuba diving and snorkeling, allowing divers to discover its depths and see reefs and colorful tropical fish closer. The beachfront area also has small palapas (wooden "huts" with palm leaf roofs), and cozy restaurants facing the sea.

While this Chemuyil development may not offer many more homes, it is an indicator that properties in Playa del Carmen can still be found at very accessible prices. Real estate in Tulum and Playa del Carmen most certainly offers high-end beachfront luxury, at much lower prices than in the US or other parts of the world, but there are also opportunities for those interested in a summer home or a retirement community on the world's best beachfront, but need to work with a more limited budget.
