The number one rule in real estate is location; when it comes to established tourist and real estate destinations in Mexico, it's easy to see that the location is right. But what about an up-and-coming area – how can a buyer tell if the location is right, if services will appear, and if the investment will pay off? If we consider Campeche real estate, an up-and-coming area on the west coast of the Yucatan Peninsula, it will become clear that in this case all the signs are present of a promising future.

In Campeche there is still cheap Mexico beachfront real estate; but this isn't the surprising part. Finding an abandoned beach in the middle of nowhere that has no electricity, no running water, no phone, no stores, hospitals or real roads nearby is also possible, but many places will never have those. You might not even get a house if you don't build it yourself out of scrap wood.

But this is not the case of Campeche. The exciting part about Campeche is that you can buy cheap Mexico land on the beachfront, with many services nearby and clear signs that there are more to come.

First lets consider what you already get; on sections of the Campeche-Ciudad del Carmen highway (the two major cities in the state of Campeche) there are electricity, water, phone and internet connections being installed for residential homes on beachfront lots. One set of lots running between the highway and the beach, with 66 ft of beachfront, is selling for $64,900 U.S.

The city of Campeche and Ciudad del Carmen are only about an hour and half apart, so the beachfront lots between are not far away from either. The both cities include international airports, and Campeche has a newly restored colonial city center, a Walmart, modern hospitals and many restaurants and stores. The towns between also have new hospitals and are investing in their beachfront boardwalks and commercial areas.

Coming up for the area; one new marina-golf-condo development (yes, golf, only a short drive away from your beachfront home) and another golf-residential development just on the other side of the city. These items suggest that tourism is on the rise in the area, and more investment, more activities and more conveniences will continue to appear.

The area is also receiving international attention; Campeche was chosen to host the nest inter-parliamentary meeting between Mexico and the United States where the countries will discuss and resolve major trans-border issues. Besides bringing a large cash-flow from the attending officials, it will also bring increased attention to the area as tourism location of choice.

If you want to buy cheap beachfront with a great location factor, Campeche is one of the few places that is just in this transition phase, presenting the perfect opportunity to buy.
