Playa del Carmen is an upbeat trendy beach town in Mexico just about 45 minutes south of Cancun. Over the years, Playa del Carmen has continued to grow and develop into a main tourist destination, retirement location and attraction for many American, Canadian and other foreign expats to live and work.

Playa del Carmen is, in whole, a beautiful town separated into different neighborhoods; each bringing a different style and flare to this Euro-chic beach destination. If you are a tourist, you may associate Playa del Carmen with two things; the beach and the famous 5th avenue! But this is not all that Playa del Carmen has to offer. Here are some highlights of the most popular areas for Playa del Carmen real estate buyers!

Playacar – Otherwise known as the “Beverly Hills” of Playa del Carmen; the Playacar section of Playa del Carmen is a lovely gated community. It is mostly known for big homes, nice yards, local beach resorts and a huge golf course right in the center of it all. There are great selections of homes and condos in this Playa del Carmen neighborhood leading from the highway to the entrance near Founders Park and the Sr. Frogs dock. Playacar is separated from the downtown atmosphere, with a completely different look and feel; yet you have quick walkable beach access only an easy bike ride or walk away from the downtown of Playa del Carmen. You can also find some small restaurants, shops and café’s right in Playacar.

The downtown area of Playa del Carmen – This Playa del Carmen neighborhood is hot section for Playa del Carmen real estate buyers who want to be close to everything! Playa del Carmen’s downtown neighborhood, running from 30th Avenue down to the beach and covering constituyentes to 6th street, is truly the prime area location in Playa del Carmen. Why? Because everything is walkable and you are directly in the center of it all! You can find yourself a 5-10 minute walk to the beach, the central part of 5th Avenue, Walmart, other major grocery stores and specialty shops, restaurants, banks and laundry facilities. The downtown Playa del Carmen neighborhood is also centered to plenty of nightlife and entertainment options, all within walking distance.

Little Italy – Heading a bit north from the downtown section of Playa del Carmen, is the beautiful and trendy neighborhood of Little Italy! They name it “Little Italy” because the entire area has a large expat group of Italians. Here you can find lots of amazing Italian Restaurants and Italian specialty shops, even Italian hair stylists. This neighborhood is unique because it has a special comfortable style and is the home to many expats from all over. The streets are clean, the roads are paved nicely and the neighbors are friendly. This trendy section of Playa del Carmen is close enough to downtown; which makes it easy to still enjoy quick and easy walking access to downtown amenities, while being in a quieter suburban area. You can find incredible Playa del Carmen real estate options including Quadra Alea which is a landmark in the area, with its large palapa roofs bringing a modern yet Caribbean style to the area. You can also find a beautiful sports complex (currently under renovations) for sporting events.

Shangri-la – The neighborhood of Shangri-La is also a very popular area for Playa del Carmen real estate options. Here you will find a unique hip buzz at 38th street. This street is paved with cobblestone and has a pretty jungle type feel during the day and a beautiful experience at night with lit up trees; and restaurants, cafes and bars with a trendy feel. This neighborhood is lovely for taking a walk day or night, enjoying an outdoor cocktail, a cup of coffee or a delicious meal at “La Piola” or “La Cueva del Chango”. This charming neighborhood of Playa del Carmen has some beautiful modern condos for sale, on or near the famous Shangri-La beach.

Coco Beach – This upscale Playa del Carmen neighborhood runs down from 5th avenue to the beach on CTM. In this area you will find Playa del Carmen luxury condos for sale with amazing ocean views and excellent amenities. The Coco beach neighborhood is great for those who still want to be close to the 5th avenue, and the beach; yet wants to be somewhat of a distance from downtown. Not to worry however, downtown is still very walkable!

The New 5th Ave and Colosio – What was once known as a rundown non-commercialized area for Playa del Carmen locals; is now a very attractive and beautiful up and coming neighborhood for everyone. Over the course of the last year, lots of work has been done to build up the 5th Avenue all the way past CTM, down through the Colosio, to the Paradisius hotel. New condos and homes in Playa del Carmen are being built and going up on the market; as well as new shops, restaurants and cafes beginning to open their doors along this incredible new stretch of the 5th Avenue. Why buy Playa del Carmen real estate in the Colosio at this time? Because now you can buy cheaper and take advantage of an expected value increase, as the neighborhood continues to grow.

El Cielo and the Fives – Going a bit more north from the Colosio, you will find a pristine stretch of virgin beach just about a 5-10 minute drive away from the downtown Playa del Carmen neighborhood. Here you will find some incredible residential beach communities which are a huge hit for those looking for Playa del Carmen real estate in a segregated suburban area. Area grocery stores, banks, shopping, etc. are just a short drive away. Residential communities like “El Cielo” or “The Fives” have excellent options for retirees, or those who like peace and quiet.

Playa del Carmen is continuing to receive demand for growth. Currently there are four, big brand, grocery chains with multiple locations, 3 major shopping malls including a brand new one in the heart of Playa del Carmen center, 2 movie theaters, hundreds of national and international dining options, and all shopping necessities for clothing, accessories, house ware, furniture; you name it!
